Conservatory roof replacement Falkirk: guide prices by size and roof type
These are 2025/26 guide ranges for Falkirk homes, drawn from national cost guides and our own starting point of a warm tiled roof from around £5,000. Each tiled figure covers removal of the old roof, the new structure, insulation and tiles. The council warrant fee is shown separately because it is set nationally by the value of the work.
| Conservatory | Warm tiled roof (guide) | Notes |
|---|---|---|
| Small lean-to, up to about 3 m x 3 m | £5,000 – £7,500 | Simplest shape; usually two days on site |
| Medium lean-to or Edwardian, about 3.5 m x 4 m | £7,000 – £10,500 | The most common size on Falkirk estates |
| Large Victorian or Edwardian, about 4 m x 4.5 m | £9,500 – £14,000 | Faceted Victorian ends add cutting and time |
| P-shaped, T-shaped or gable-fronted, 20 m² and over | £12,000 – £18,000+ | Two roof forms meeting; more leadwork |
| Like-for-like glass roof (solar-control units) | £3,500 – £7,000 | Cheaper, but the U-value stays around 1.0–1.6 |
| Like-for-like polycarbonate | £2,000 – £5,000 | Lowest outlay; same heat, noise and glare problems |
| Falkirk Council building warrant fee | £250 – £550 | Set nationally by value of work; we apply for you |

Conservatory Roof Replacement in Falkirk
Is your conservatory freezing in winter and unbearable in summer? Across Falkirk, Grangemouth, Larbert and the wider Forth Valley, thousands of glass and polycarbonate conservatory roofs simply were not built for the Scottish weather. F J Allan & Sons replace them with a warm, lightweight tiled roof conversion that turns a room you avoid into a comfortable, energy-efficient part of your home.
Replace your old roof with our tiled system and you get:
- Total Temperature Control — comfortable in July, cosy in January.
- Reduced Energy Bills — superior insulation that keeps heat where it belongs.
- Acoustic Comfort — no more shouting over rain on a plastic roof.
- Seamless Design — a wide range of tile styles to match your home.
Signs your conservatory roof needs replacing
If any of these sound familiar, a tiled roof conversion will fix them for good.
Too hot in summer, freezing in winter
Glass and polycarbonate offer almost no insulation, so the room is unusable at the extremes.
Rain is deafening
A plastic roof turns a light shower into a racket you can’t talk or watch TV over.
Leaks, stains or green algae
Old seals fail and polycarbonate discolours — a sign the roof is past its life.
Fading furniture and glare
Uncontrolled sun bleaches carpets and furniture and makes screens unreadable.
You’ve stopped using the room
The clearest sign of all — a tiled roof makes it a space you actually live in.
Why choose a roofer, not a window company?
Here is the difference that protects your home: most conservatory roofs in the Falkirk area are fitted by window and conservatory companies. F J Allan & Sons are qualified roofers. Every conversion includes proper leadwork and a fully weathertight seal where the new roof meets your house — exactly the joint that leaks first when the work is done by a non-roofer. All our conversions are designed to meet Building Regulations, so you get complete peace of mind on structural safety and thermal efficiency.
What you get
Lightweight Structural Frames
Advanced lightweight timber or aluminium systems that replace old glass or polycarbonate without stressing your original window frames.
High-Performance Insulation
A multi-layered thermal barrier that traps heat in winter and reflects summer sun — slashing your energy bills.
Premium Tile Finishes
Slate-effect or traditional shingle finishes, colour-matched to your existing roof for a seamless, high-value look.
A Real Room Finish
Inside, a fully vaulted, plastered ceiling ready for paint — turning a cold garden room into a true extension of your home.
Tiled vs glass vs polycarbonate
Weighing up your conservatory roof options? Here’s how they compare.
Polycarbonate
Cheapest and most common — but thin, noisy in rain, poor insulation and prone to discolouring. The roof most people end up replacing.
Glass
Better looking and quieter than poly, but still a big heat-loss / solar-gain problem — hot in summer, cold in winter, and the priciest to run.
Tiled (what we fit)
A warm, solid, insulated roof that stays comfortable all year, cuts noise and bills, and gives you a real plastered ceiling inside. The long-term winner.
The process
Step 1: The Expert Survey
One of our team visits your home in Falkirk to check the structure of your existing conservatory, take exact measurements and talk through tile choices and internal lighting.
Step 2: Safe Removal & Recycling
We carefully strip out the old, inefficient polycarbonate or glass roof, handle all the heavy lifting and dispose of the old materials responsibly.
Step 3: Weathertight in a Day
We fit the new lightweight frame and high-grade insulation, aiming to make the structure watertight on the very first day to protect your home.
Step 4: Tiling & Professional Leadwork
This is where our roofing heritage shows. We lay your chosen tiles and carry out precision leadwork so the seal between your house and the new roof is 100% leak-proof.
Step 5: Internal Finish & Handover
We plasterboard and skim the new vaulted ceiling, fit optional LED spotlights, then leave the room clean and ready for you to move back in.
What affects the cost of a conservatory roof in Falkirk?
There is no one-size price for a conservatory roof — the honest answer is that it depends on a few things. What changes the cost is:
- The size and shape of your conservatory (lean-to, Victorian, Edwardian, P-shaped).
- Tile choice and finish — lightweight slate-effect vs traditional shingle.
- Insulation specification and whether you want the full plastered ceiling and spotlights inside.
- Any structural work the survey flags on the existing frame or base.
Because of that, we give a free, no-obligation survey and a clear fixed price — no pressure and no vague “from” figures that change later. You’ll know exactly what it costs before you decide.

On the roofs of Falkirk & nearby
Falkirk is right at the centre of the area we work in, and we know its roofs well. The Victorian and Edwardian terraces around the town centre, Grahamston and Bainsford tend to have original Scots slate that’s now reaching the end of its life — slipped slates, nail sickness and tired lead valleys are the jobs we see most. The post-war and ex-council housing in Langlees, Hallglen and Bantaskin more often has concrete-tiled roofs where ridge mortar and flashings are the weak points.
Falkirk also catches the full sweep of Central Belt wind and rain, so we pay particular attention to secure fixings, sound flashings and clear guttering. On conservatories, the older glass and polycarbonate roofs around the town’s newer estates are exactly what our warm tiled roof replacements are designed to fix — turning a freezing-in-winter, roasting-in-summer room into one you can use all year.

Conservatory roof replacement in Falkirk, by roofers who work here every week
If you are looking for conservatory roof replacement in Falkirk, this is the page about Falkirk itself rather than our wider Forth Valley overview. F J Allan & Sons are a family-run roofing firm with more than 25 years in the trade, and Falkirk is where most of our working week is spent. We fit warm tiled roofs on conservatories across the town and its villages: Camelon, Carron and Carronshore, Laurieston and Westquarter, and out through the Braes to Polmont, Brightons, Maddiston, Shieldhill and Reddingmuirhead.
Most of the conservatories we see were added between the mid-1990s and the late 2000s, either on estates built in the same period or bolted onto older semis after right-to-buy. The uPVC frames are usually still sound. The roofs are not: 16 mm or 25 mm polycarbonate that has yellowed, warped and started to whistle in the wind, or glazed units whose seals have failed. Swapping that roof for an insulated tiled one keeps your frames, base and footprint, and gives you a room that behaves like the rest of the house.
Because we are roofers first, the people who repair slate and tile roofs across Falkirk are the same people who build your conservatory roof. That matters at the two points where conversions go wrong: the structural connection to the house wall and the lead flashing that keeps that junction dry. If you want the general picture first, our conservatory roofing overview covers every town we serve. Everything below is specific to Falkirk.
Falkirk Council building warrants for a solid conservatory roof
In Scotland, taking a translucent roof off a conservatory and fitting a solid one needs a building warrant. The reason is a definition: building standards only treat a structure as a conservatory while at least three-quarters of its roof is translucent. Once it is tiled, your conservatory is legally an extension and the whole structure has to be shown to meet the regulations. The 8 m² exemption people quote applies to putting up a small conservatory in the first place; it does not let you convert one to a solid roof without a warrant.
For a home in Falkirk, Camelon, Polmont or any of the Braes villages, the verifier is Falkirk Council Building Standards. Applications go through the national eBuildingStandards portal and the fee is set by Scottish regulations rather than by the council, on a sliding scale that rises with the value of the work. For a typical tiled conversion that puts the council fee somewhere between about £250 and £550. If you are unsure whether earlier work on your house was ever warranted, Falkirk Council can check its records for a small fee.
We handle the paperwork: drawings, the structural information for the frames and base, the thermal specification for the roof, the application itself, and the completion certificate when the job is finished. Work that needs a warrant cannot legally start before it is granted, so we build that wait into your programme rather than starting early and hoping. Our guide to building regulations for conservatory roof replacement goes into more detail.
Conservatory roof insulation in Falkirk: what the U-values actually mean
Heat loss through a roof is measured as a U-value: watts lost per square metre for each degree of difference between inside and out. Lower is better. Aged polycarbonate typically sits between about 1.8 and 3.0. A double-glazed conservatory roof is usually somewhere between 1.0 and 1.6. A properly built warm tiled roof comes in at around 0.15 to 0.18, which is the level Scottish building standards expect of a new extension roof.
Put plainly, each square metre of a warm tiled roof lets through roughly a tenth of the heat that a polycarbonate roof does. That is why the room stops falling to outside temperature the moment the heating goes off, and why the glare and greenhouse effect disappear in summer. We do not put a percentage on your gas bill, because that depends on how you heated the room before; most Falkirk owners tell us they simply did not heat it. The honest outcome is a room you can use in January, not a promise about your bill.
“Warm roof” has a precise meaning too. The insulation sits as a continuous layer above the structure, so there are no cold bridges where condensation can form. Insulated ceiling panels clipped inside an existing polycarbonate roof do not achieve that; they can trap moist air against the old plastic, and they do nothing for a roof that is already leaking or flexing. If your search was for conservatory roof insulation in Falkirk, that is the distinction to ask any installer about.
How long a conservatory roof replacement takes in Falkirk
The site work is the short part. A lean-to is usually stripped, framed, insulated, tiled and weathertight in two days; a Victorian or P-shaped conservatory takes three to five. The plastered ceiling follows once the roof is dry, so you are typically looking at about a week from the first morning to a ceiling ready for paint.
The longer part is the run-up. We survey within a few days of your call (we work Monday to Saturday, 09:00 to 17:00) and you get a fixed written quote rather than a “from” figure. If you go ahead, the warrant application goes in straight away. Falkirk Council’s turnaround varies with workload and with how many questions the verifier raises, so allow several weeks; we give you a realistic start date once the warrant is granted rather than a hopeful one before it.
Weather is less of a worry than people expect. We strip and cover in the same day, so the room is never left open overnight, and no plasterboard goes up until the roof above it is finished. Our article on how long a conservatory roof replacement takes walks through a typical programme day by day.
Tiles and finishes that suit Falkirk houses
A tiled conservatory roof should look as though it was built with the house. On the Victorian streets around Grahamston and Bainsford, and on the larger villas of Arnothill, that means a slate-grey or graphite lightweight tile with a slim profile, so it sits comfortably below a natural slate main roof. On the concrete-tiled estates of Hallglen, Tamfourhill, Carron and the Braes we match the tile to your existing roof, usually a brown, anthracite or terracotta.
The details make the difference: ridge and verge finished to match, fascias and gutters in the same colour as your existing roofline, and dressed lead at the wall junction rather than a bead of mastic. If the gutters or fascias around the conservatory are also tired, it is usually cheaper to have the conservatory guttering in Falkirk renewed during the same visit than to bring a team back later.
Grants, ’free roofs’ and how to compare Falkirk quotes fairly
There is no general grant for replacing a conservatory roof in Scotland. Home Energy Scotland’s grant and loan scheme covers measures such as heat pumps and loft or wall insulation, and a conservatory roof is not one of them. Adverts offering a “free” or “grant-funded” conservatory roof are sales funnels, and the cost reappears somewhere in the price.
When you compare quotes, compare what is included. A proper written quote for a Falkirk conversion should state the roof system and tile, the insulation build-up, whether the plastered ceiling and lighting are in or out, who is applying for the building warrant and whether the council fee is in the price, how the old roof is disposed of, the guarantee on workmanship, and the payment terms. Ours includes the warrant paperwork and a 10-year workmanship guarantee.
Finally, check the company rather than the brochure: look them up on Companies House, ask to see their public liability insurance certificate, and read reviews on more than one platform. We are rated 5.0 on Google and Facebook and 4.95 from 164 reviews on MyBuilder, and we are happy to be checked.
Conservatory roof FAQs
How long does a conservatory roof replacement take?
Most conservatory roof conversions in the Falkirk area take between 3 and 7 days, depending on size and design. We aim to make your conservatory watertight on the first day.
Will I need planning permission or building control?
A tiled conservatory roof replacement usually falls under permitted development, but it does need to meet Building Regulations. We design every conversion to comply and guide you through anything that’s needed.
Will the new roof leak where it meets my house?
Not when it’s done by roofers. Our precision leadwork and weathertight detailing at the join is exactly where non-roofers get caught out — and where our roofing background protects you.
Can you match the tiles to my house?
Yes. We offer a wide range of slate-effect and shingle finishes and colour-match to your existing roof so the conversion looks like it was always part of the home.
How much does a tiled conservatory roof cost?
Every conservatory is different, so we give a free, no-obligation quote after a quick survey — with a clear fixed price and no pressure.
What is the cheapest way to replace a conservatory roof in Falkirk?
The lowest outlay is a like-for-like polycarbonate roof, typically £2,000 to £5,000, but it leaves you with the same heat loss, glare and rain noise and usually needs replacing again within 10 to 20 years. A warm tiled roof costs more up front and is the only option that turns the space into a usable room. Spend once and fix the problem.
Is it worth putting a solid roof on a conservatory?
If you want to use the room all year, yes. A solid insulated roof loses roughly a tenth of the heat per square metre of polycarbonate, silences rain, removes glare and comes with a building warrant and completion certificate that reassure buyers when you sell. If you only ever use the conservatory as a summer sun room or greenhouse, a solid roof is probably not worth the money.
Can you put a new tiled roof on an old conservatory?
Usually. The frames, eaves beam and base have to be sound and able to carry the new roof, and 1990s and 2000s uPVC conservatories in Falkirk generally are. Older aluminium or timber frames sometimes need strengthening or new posts. We check all of this at the free survey and tell you plainly if a solid roof is not the right answer for your structure.
Do I need a building warrant from Falkirk Council?
Yes for a solid or tiled roof. Once the roof is no longer translucent your conservatory counts as an extension under Scottish building standards, so a warrant is required whatever its size. A like-for-like glass or polycarbonate swap does not normally need one. We prepare and submit the application to Falkirk Council and handle the completion certificate at the end.
Can I get a grant to replace my conservatory roof in Scotland?
No. There is no general grant for conservatory roofs in Scotland, and Home Energy Scotland's grant and loan measures do not include them. Be wary of any company advertising a free or grant-funded conservatory roof; the cost is recovered elsewhere in the deal. We quote a fixed price for the work and nothing else.
How long will my Falkirk conservatory roof replacement take?
Two to five days on site depending on size and shape, plus a day or two for the plastered ceiling once the roof is dry. Before that, allow several weeks for Falkirk Council to grant the building warrant; work cannot legally start until it has. We give you a firm start date as soon as the warrant is through.
My lean-to has a shallow pitch. Can it still take tiles?
Often, but not always. Lightweight tile systems have a minimum pitch, and some low lean-tos fall below it. At the survey we measure the pitch and the height available at the house wall, and if tiles will not work we say so and explain the alternatives rather than fitting something that will not shed water properly.
