Clean, repair or replace? How we call it on a Falkirk gutter

Most of the calls we take about guttering in Falkirk start with a symptom rather than a diagnosis: water sheeting over the front edge in heavy rain, a drip at a corner, or a green stripe appearing down a gable. The right fix depends on what is actually wrong, and the three options cost very different amounts, so we look before we quote. A blocked run that is otherwise sound simply needs clearing and a flush through. A run that is clear but still drips at a union or stop end usually needs the seal replaced, the bracket refixed or the fall corrected. A run that is brittle, faded to a chalky white, sagging between brackets or split along its length has reached the end of its life, and patching it is money you will spend again next winter.

Our rule of thumb:

  • Clean when the gutter holds water level, the joints are dry once cleared and the plastic still flexes without cracking.
  • Repair when the problem is confined to a joint, bracket, outlet or a single length, and the rest of the run is less than about 20 years old.
  • Replace when there are three or more failing joints on one elevation, the brackets are pulling out of rotten fascia, or the gutter is undersized for the roof feeding it.

Where the fascia board behind the gutter has gone soft, new brackets will not hold, and it makes sense to sort the fascias and soffits in Falkirk in the same visit rather than screwing new guttering to a board that is failing.

Why guttering in Falkirk needs clearing more often than once a year

The standard advice is to clear gutters once a year. In Falkirk that is the minimum, not the target, for three local reasons. First, the older villa streets around the town centre and out towards Camelon and Larbert have mature deciduous trees, and a single wet November week can fill a 112mm gutter with leaves. Second, the concrete-tiled estates built from the 1950s onwards in Camelon, Bainsford, Hallglen and out to Polmont grow moss on their north-facing slopes, and that moss sheds into the gutter every time it rains hard, forming a dense sludge that leaves never do. Third, Central Scotland’s rain comes as long wet spells rather than the odd downpour, so a partly blocked gutter overflows for days at a time rather than minutes.

What we suggest to Falkirk customers:

  • A clear in late autumn once the leaves are down, every year, on every house.
  • A second clear in spring if you have trees within about 20 metres, a mossy roof, or a north-facing elevation that never dries out.
  • A quick look after any named storm, because wind lifts moss and loose ridge mortar straight into the gutter.

How a failing gutter turns into damp, and what the stain tells you

Gutters exist to keep several thousand litres of roof water a year off your walls. When one fails, that water runs down the masonry instead, and in a wet climate the wall never gets the chance to dry out. The pattern of the staining tells us where to look:

  • A stain or damp patch high on the wall, just under the eaves, usually in an upstairs room, means the gutter above is overflowing or has come away from the fascia. This is penetrating damp coming from above, and it is often mistaken for rising damp, which only ever shows within about a metre of the ground.
  • A vertical streak below a joint or behind a downpipe points to a leaking union, a cracked pipe or a bracket that has let the pipe pull off its socket.
  • Green algae or black staining on render or roughcast means the overflow has been going on for months. On older stone the same problem shows as a dark, permanently wet band.

Left long enough, saturated walls bring damp through to plaster, lift wallpaper and rot window heads and wall plates. Gutter types and sizes for Falkirk homes

Not every gutter suits every roof, and the wrong profile is a common reason a brand-new system still overflows.

  • Half-round (112mm) is the standard on most post-war housing and copes with an ordinary two-storey semi or terrace.
  • Deep-flow or high-capacity (115mm to 125mm) carries roughly half again as much water. We specify it on steep or large roofs, on long terrace runs served by a single outlet, and anywhere a roof has been extended without adding a downpipe.
  • Square-line matches the look of 1960s to 1980s houses and takes a fascia bracket neatly.
  • Ogee is the moulded, decorative profile you see on Victorian and Edwardian villas around Arnothill and the older parts of Falkirk. It is available in uPVC and in cast-iron-effect aluminium.
  • Cast iron remains the right answer on listed buildings and in conservation areas where the original detail matters. It is heavier, needs painting and costs more per metre, but properly maintained it outlasts everything else.
  • Seamless aluminium is roll-formed on site in continuous lengths, so there are no joints along a run to fail. It suits exposed elevations and anyone who is fed up re-sealing unions every few years.

Whatever the profile, the gutter needs a gentle, consistent fall towards the outlet, enough brackets (every 800mm to a metre on uPVC), and downpipes that discharge into a gully connected to a surface-water drain or a soakaway. Scottish Water does not normally allow new surface-water connections into the combined sewer, and Scottish building standards expect a soakaway to sit at least five metres from the house, so on an older property we work with the drainage that exists and tell you if it is part of the problem.

Working at height, safely

We do not expect homeowners on ladders, and we would rather you did not go up to check a gutter for us. Our team works from ladders with stand-offs on straightforward two-storey elevations, from a mobile tower where a run is long or the ground is uneven, and from scaffold on tall or awkward buildings. Where we need scaffold, it is itemised on the quote rather than appearing as a surprise. We photograph what we find in the gutter and along the roofline and show you before we leave, so you can see what you have paid for without leaving the ground.

uPVC is the value option and, fitted properly with enough brackets, gives 20 to 30 years of service. Seamless aluminium costs more per metre but has no joints along the run to leak, does not fade or go brittle, and suits exposed or hard-to-reach elevations where you do not want to be re-sealing unions. If your current gutter has failed at the joints rather than through damage, aluminium is worth the difference.

Will you check the rest of the roofline while you are up there?

Yes, and we do it as standard. While we are at the gutter we look at the fascia and soffit behind it, the eaves tiles or slates, the lead at any abutments and the state of the downpipe fixings, and we tell you what we find with photographs. Anything beyond the gutter work is quoted separately so you can decide, rather than being added to the bill.
