Why roof cleaning in Falkirk is really a moss problem

If you are looking at roof cleaning in Falkirk because your roof has turned green while the neighbour’s is still clean, the explanation is usually aspect rather than neglect. Moss needs moisture, shade and something to grip, and the Forth Valley supplies the first two generously. Our rain is spread across the year rather than concentrated in a season, so a slope rarely gets a dry spell long enough to bake out.

Aspect does the rest. A north-facing slope sees very little direct sun from October to March, stays damp for days after rain, and grows a thick mat while the south slope of the same roof stays almost clear. Add shade from mature trees or a neighbouring gable, and that slope never really dries.

What the moss grips onto matters too. Smooth natural slate is a poor host, which is why Victorian roofs often carry lichen but little deep moss. The concrete interlocking tiles covering the post-war and 1960s to 1980s estates around Falkirk, Camelon and Hallglen are a different story: as they age the factory surface weathers off, and the porous concrete underneath holds water and gives moss an ideal footing. Overhanging branches contribute twice over — shade, plus leaf litter that rots down into exactly the organic matter moss roots in.

What moss really does — and what it doesn't

We would rather you spent money on this for the right reasons, so here is our honest assessment.

What genuinely matters:

  • It blocks your drainage. This is the real one. Moss sheds constantly, and the debris washes into gutters, valleys and outlets. A blocked valley or an overflowing gutter is the most common way water gets into a wall, which is why roof cleaning and damp and water ingress in Falkirk are so often the same conversation.
  • It lifts tiles. Moss growing into the lap at the tail of a tile can jack it up a few millimetres, breaking the seal and letting wind-driven rain track underneath.
  • It holds water against the surface. A saturated mat keeps a concrete tile permanently wet, and every frost expands that water in the tile face — over many winters, that is what makes the surface flake and spall.

What is overstated: the weight is negligible on any sound roof, moss does not eat through tiles, and a slate roof with some lichen on the north slope may need nothing at all. We have talked people out of cleaning perfectly healthy roofs, and we would rather do that than take the money.

The fair summary is that roof cleaning is preventative maintenance, not a structural rescue. If a roof is genuinely failing, cleaning does not fix that — it just makes the failure easier to see. There is more in our post on whether moss on a roof is a problem.

Hand scraping, soft washing, and why we will not jet-wash your roof

There are three methods on offer locally, and they are not equivalent.

Hand scraping is the mainstay for established moss. We work top down, lifting the mat off with scrapers and brushes and taking care at the tails and laps where a careless scrape chips a tile edge. It is slow, and it removes the bulk — expect 90 to 95 per cent, with the last traces weathering away after treatment rather than being gouged out.

Soft washing is low-pressure application of a solution that kills algae, lichen and surface growth and lets it weather off. It is right for a roof that is discoloured and green rather than carrying deep moss, and it does no mechanical damage.

Pressure washing is the one we will not do on a domestic pitched roof, and it is worth explaining why rather than just asserting it. A high-pressure lance strips the weathered surface off a concrete tile, exposing the coarse aggregate underneath. That leaves a rougher, more porous tile, so the moss returns faster and thicker — we have seen roofs jet-washed three years earlier that are now worse than roofs never touched. It also drives water under the laps, can wash out the mortar bedding on ridge and verge tiles, and on natural slate can delaminate the slate.

Biocide treatment, and the honest answer on roof coatings

Removing moss takes off what is there; it does nothing about the spores that start it again. A biocide applied after cleaning kills residual growth and suppresses regrowth. It works over weeks and months rather than instantly, so the roof keeps improving after we leave, and its life depends on your conditions. On an open roof you might get four or five years; on a shaded north slope under trees, two to three. Anyone quoting a guaranteed figure regardless of aspect is guessing.

The sensible pattern is a full clean once, then a much cheaper biocide-only re-treatment every few years before growth re-establishes.

On roof coatings and roof paint, we will be blunt: we do not sell them. You will find firms locally who clean a roof and then quote several thousand pounds to spray a coloured coating over it with a long guarantee attached. Our reservations are practical. A coating can hold water in a tile designed to breathe; it needs a sound, dry surface to bond to, which a weathered Scottish roof often is not; it makes future repairs harder to match; and it does nothing about the fixings, felt, battens or flashings underneath. A roof weathered enough to look like it needs painting usually needs specific repairs or is approaching replacement.

Copper strips, gutter clearing and keeping it clean

A copper or zinc strip fixed near the ridge is a low-key way to slow regrowth. Rain washing over the metal picks up trace ions and carries them down the slope, and moss struggles to establish in that wash. Its limits are real: it only protects the area below it, so a long or low-pitch slope may need a second run part-way down, and it will not clear moss already there. It extends the interval between cleans rather than replacing them.

Clearing the gutters at the same visit is the part we would insist on. The debris a clean brings down goes straight into your rhones, valleys and outlets, so a roof clean that leaves the gutters full has swapped one problem for a worse one. Beyond that, access is the expensive component of any work at height — if a tower or scaffold is up, having gutters, valleys, hoppers and outlets cleared and checked costs very little extra. Access, safety and what happens on the day

Roof cleaning is work at height on a surface never designed to be walked on. You cannot walk on a natural slate roof without breaking slates, and aged concrete tiles crack under a boot more readily than people expect. Depending on the roof we use roof ladders that spread the load over the ridge, a mobile tower, or a full scaffold where the pitch or height justifies it. Where it can safely be done from the ground, we will.

On the day we sheet down below the working area, protect planting, and cap the downpipe outlets so debris does not pack into your drain. All the moss is bagged and taken away, and the ground and gutters left clear. Where biocide is applied we ask you to keep pets in, and we avoid spraying in wind.

Timescales are usually half a day to a day for a typical house, up to two days for a large detached property. Spring and autumn are ideal. We avoid frost, we will not spray in high wind, and we work Monday to Saturday, 9am to 5pm.

Afterwards the roof keeps improving for weeks as dead growth washes off, so do not judge it the afternoon we leave.
