What cuts those lifespans short in Falkirk is rarely the material. Ponding is the main culprit: water still sitting two days after rain breaks felt down and finds every pinhole. Moss and leaf litter choke outlets, repeated freeze–thaw opens hairline splits in brittle felt and lifts laps that were never properly bonded, and aerials screwed straight through the membrane finish the job. A cold deck roof has any insulation sitting between the joists, the boards and waterproof covering above it, and a void in between that must be ventilated. On the rules: in Scotland, replacing a flat roof covering like-for-like normally does not need a building warrant. Altering the structure, adding insulation to bring the roof up to the current thermal standard, or roofing a brand-new extension can bring the work within warrant territory. Most flat roofs in Falkirk are small and attached to something bigger. The honest answer comes down to three things: the covering, the deck and the falls. Buildings insurance covers sudden, accidental damage, and storms qualify. If wind has peeled back a section of felt or a fallen branch has punctured the membrane, that is normally a claim, subject to your excess.
