Roof repair costs in Bonnybridge — guide prices
None of the firms ranking for roof repairs in Bonnybridge publish a price, so here are the ranges we see for common jobs on typical two-storey houses, drawn from 2025/26 UK cost guides and our own work across the Falkirk area. Access and matching materials move a job within its range; finding rotten timber under the tiles is what moves it beyond.
| Common repair | Guide price | What moves the price |
|---|---|---|
| Refix a handful of slipped concrete tiles on a semi | £150–£300 | Number of tiles, whether the batten or felt beneath has gone |
| Replace cracked or nail-sick slates on a terrace roof (small patch) | £200–£500 | Slate match, roof pitch, working from the pavement side |
| Re-bed a mortar verge or run of ridge tiles blown loose | £250–£600 | Length, height, whether a dry-fix system is the better long-term answer |
| Renew chimney flashing and repoint the stack | £300–£800 | Stack condition, tower or scaffold, lead code |
| Repair a leaking flat garage or porch roof | £150–£450 | Covering type and size of the failed area (full re-cover from £1,200) |
| Clear and re-line a blocked or split valley | £350–£850 | Valley length, lead or GRP, how many tiles must be lifted |
| Emergency make-safe after storm damage | from £150 | Extent, tarpaulin or temporary tiles, whether an insurer wants to inspect first |
| Gutter clear with a broken bracket or joint fixed | from £80 | Length, storeys, cast iron or uPVC |
Guide prices only. Every roof is different, so we confirm a fixed written price after a free, no-obligation survey, and that is the price you pay.

Roofers in Bonnybridge — every job we take on
Most calls for roof repair in Bonnybridge start small: a tile on the path after a windy night, a stain spreading across the landing ceiling, a gutter pouring down the gable. We fix that fault first, and we fix it to last. We are also a family roofing firm that does the whole roof rather than repairs alone, so the same visit can deal with whatever else the survey finds. Each service below has its own Bonnybridge page.
- Tiled roofing in Bonnybridge — repairs and re-roofs on the concrete-tiled semis and four-in-a-block flats that make up most of the village.
- Slate roofing in Bonnybridge — refixing and replacing slates on the older stone terraces with matching slate, not the nearest colour.
- Flat roofing in Bonnybridge — felt, EPDM and GRP repairs and replacements on garages, porches and rear extensions.
- Chimney repairs in Bonnybridge — repointing, new flaunching, cowls and the removal of redundant stacks.
- Leadwork in Bonnybridge — flashings, soakers and valley linings in the correct code of lead.
- Guttering in Bonnybridge — clearing, realigning and replacing cast iron and uPVC gutters and downpipes.
- Fascias and soffits in Bonnybridge — rotten timber roofline replaced with uPVC, ventilation kept.
- Dry ridge and verge in Bonnybridge — mechanically fixed ridges and verges that no longer rely on mortar.
- Storm damage roof repair in Bonnybridge — make-safe, permanent repair and the photographs your insurer asks for.
- Damp and water ingress in Bonnybridge — tracing stains and damp back to the roof fault causing them.
- Roof cleaning in Bonnybridge — moss lifted by hand, never pressure-washed off the tile surface.
- Rendering and roughcasting in Bonnybridge — patching and re-coating walls spoiled by years of overflowing gutters.
- Velux and skylight installation in Bonnybridge — roof windows fitted or replaced and flashed to suit your covering.
- Conservatory roof replacement in Bonnybridge — a warm tiled roof, with the Scottish building warrant handled by us.

Roof repair in Bonnybridge: foundry-village roofs and the wind up the valley
Bonnybridge grew around the Forth and Clyde Canal and the foundries and fireclay works that once lined it, and the housing still tells that story. On the older streets are stone and brick terraces built for foundry and pit workers in the late 1800s and early 1900s, slated on timber sarking boards with a chimney stack on every gable. Between the wars and through the 1950s to 1970s the council added semis, terraces and four-in-a-block flats across Bonnybridge, High Bonnybridge and Greenhill, roofed in concrete interlocking tiles on bitumen felt that is now 50 to 90 years old. The newer estates use similar tiles with dry-fixed ridges and verges.
The weather arrives from the west, funnelled along the Bonny Water and the Carron valley off the Kilsyth Hills, so west- and south-west-facing slopes, verges and ridges lose mortar and tiles first. On the terraces the usual faults are nail sickness, where the original iron nails rust through and slates slide, plus worn chimney flashings and choked back gutters. On the council-era stock it is cracked or porous tiles, washed-out ridge and verge mortar, and felt gone so brittle that wind-driven rain gets under the tiles. The four-in-a-block flats bring a twist: the roof belongs to all four owners, so under Scottish tenement law repairs are agreed and paid for jointly. We are happy to survey once and quote for the whole block.
Falkirk Council is the building standards authority. Repairs and like-for-like re-covering do not need a building warrant; a heavier covering or structural change can, and we will tell you if that applies.
What a proper quote for a Bonnybridge roof repair should contain
A roof repair quote is a short document, but a good one tells you almost everything about the roofer. Before you accept any price in Bonnybridge, check it includes:
- The trading name, a postal address and a landline. For a limited company, a registration number you can check on Companies House in two minutes.
- The exact fault and the exact fix: which elevation, how many tiles, what length of ridge, which chimney.
- Materials by name rather than just tiles or lead. The code of lead matters, and so does whether the replacement tile is the same profile as yours.
- How the roof will be reached, whether ladder, tower or scaffold, and who pays for it.
- Waste removal, a start date and how long the job takes.
- Payment terms. For a repair you pay on completion, not in advance. A demand for cash up front is the clearest warning sign there is.
- The guarantee in writing, with its length and what it covers. Ours is 10 years on workmanship.
- Public liability insurance available to see on request, with the dates checked.
Be wary of a price that only exists in a text message, a figure that drops the moment you hesitate, or anyone who knocked your door after a gale having noticed something from the road. Anything you sign at your own front door carries a 14-day right to cancel under UK consumer regulations, and a genuine trader will say so. Our guide to choosing a roofer goes further.
Storm damage on a Bonnybridge roof: making the insurance claim work
Buildings insurance covers sudden storm damage, not gradual wear, and that distinction decides most disputed roof claims. Insurers and the Financial Ombudsman generally treat gusts of around 55 mph, rainfall of about 25 mm in an hour or 30 cm of snow in a day as storm conditions, and they check Met Office records for your postcode against the date you give. A ridge that was already loose or a slate that slipped years ago can be refused as maintenance, so keeping the roof in reasonable order protects the cover you pay for.
If a gale does damage your roof, do these things in order. Photograph everything before anything is moved, including debris on the ground. Have the roof made safe promptly, because you have a duty to limit further damage and the make-safe cost is normally claimable; keep the invoice. Then set the repair estimate against your excess. Many storm repairs in Bonnybridge fall between £150 and £400, often below or close to a typical excess, and a claim can affect next year’s premium, so claiming is not always worth it. On larger jobs the insurer may send a loss adjuster; we supply a written report with photographs describing the damage and its cause, and you are entitled to use your own roofer rather than the insurer’s nominated firm. Our advice post on what to do when a roof is leaking covers the first hour.
Patch it or replace it? Straight talk for Bonnybridge's post-war roofs
We are asked this most on the 1950s to 1970s estates, where concrete tiles are reaching the 50 to 60 years they were made for. A repair is right when the fault is local: a few slipped or cracked tiles, one run of ridge, a single flashing, a valley. It is wrong when the covering itself is failing, and the signs are consistent: tiles porous and shedding their surface across whole slopes, felt that tears like paper when touched in the loft, soft sarking boards, and three or four separate repairs in as many winters, each in a different place.
Slate roofs on the older terraces are a different case. Scottish slate lasts well over a century, so nail sickness is usually cured by re-slating with the existing slates on new nails, keeping the look of the terrace and costing far less than new material. At the free survey we tell you plainly which side of the line your roof sits, show you the photographs, and quote for a repair if a repair is what it needs; the 10-year guarantee applies either way. If you suspect the roof is nearer the end, start with our post on the signs a roof needs replacing. We reach Banknock, Haggs and Dennyloanhead from the same base as Bonnybridge; see areas we cover.
Roof repair FAQs — Bonnybridge
How quickly can you get to a leak in Bonnybridge?
For urgent leaks and storm damage in Bonnybridge we aim to get out fast to make the roof safe, then book the permanent repair. Call us and we’ll give you a realistic time.
Can you find a leak you can’t see?
Yes — water often travels a long way before it drips inside. We trace leaks back to the true source rather than guessing, so the repair actually works.
Will my insurance cover storm damage?
Often, yes. If a storm, high winds or a falling branch caused the damage, your buildings insurance usually covers it — we can provide the report and photos you’ll need.
Do you charge a call-out fee?
No gimmicks — we give you a clear, fixed price for the work after we’ve assessed the roof.
What does a typical roof repair in Bonnybridge cost?
Most repairs we do in Bonnybridge land between £150 and £600. A few slipped tiles or a gutter fix sit at the bottom of that range; chimney flashing, valley re-lining and anything needing a tower or scaffold sit at the top. We survey free of charge and give you one fixed written price before any work starts, so there is nothing to add on afterwards.
Should a roofer quote me an hourly rate?
For a repair, no. Hourly rates of roughly £25 to £45 per roofer are normal in Central Scotland, but an open-ended hourly job leaves you carrying the risk of a slow day. A fixed price for a described job, with materials and access included, is fairer and easier to compare. We only work to time when tracing a leak of unknown cause, and even then we agree a cap first.
Is there any council or government help towards roof repairs in the Falkirk area?
Very little for ordinary homeowners. There is no general roof repair grant in Scotland. Falkirk Council's scheme of assistance is mainly advice, with practical help aimed at older and disabled owners and at adaptations. Home Energy Scotland funds insulation and heating, not roofs. Buildings insurance is the usual route for storm damage, and anyone offering a grant-funded roof at your door should be treated with suspicion.
If I call on a Saturday, will someone come out to Bonnybridge?
Yes. We work Monday to Saturday, 9am to 5pm, and Saturday call-outs are a normal part of the week. For an active leak we prioritise making the roof safe and give you a realistic time on the phone. Outside those hours leave a voicemail or email and we will ring first thing; meanwhile catch the water, move belongings and stay off the roof.
Do I have to go through my insurer for storm damage, or can I just pay you?
You can simply pay for the repair, and for jobs close to your excess that is often the sensible choice. If you may claim, tell your insurer promptly, photograph the damage before anything is touched, and keep our make-safe invoice, which is normally recoverable. We provide a written report and photographs either way, and you are free to choose your own roofer rather than the insurer's.
