Conservatory Roof Replacement in Grangemouth

From the older terraces near the town centre to the newer estates, many Grangemouth homes have conservatories that are freezing in winter and stifling in summer. F J Allan & Sons replace tired glass and polycarbonate conservatory roofs in Grangemouth with a warm, lightweight tiled roof conversion — turning a room you avoid into a comfortable, energy-efficient part of your home you can use all year round.

Replace your old roof with our tiled system and you get:

  • Total Temperature Control — comfortable in July, cosy in January.
  • Reduced Energy Bills — superior insulation that keeps heat where it belongs.
  • Acoustic Comfort — no more shouting over rain on a plastic roof.
  • Seamless Design — a wide range of tile styles to match your home.

Signs your conservatory roof needs replacing

If any of these sound familiar, a tiled roof conversion will fix them for good.

Too hot in summer, freezing in winter

Glass and polycarbonate offer almost no insulation, so the room is unusable at the extremes.

Rain is deafening

A plastic roof turns a light shower into a racket you can’t talk or watch TV over.

Leaks, stains or green algae

Old seals fail and polycarbonate discolours — a sign the roof is past its life.

Fading furniture and glare

Uncontrolled sun bleaches carpets and furniture and makes screens unreadable.

You’ve stopped using the room

The clearest sign of all — a tiled roof makes it a space you actually live in.

Why choose a roofer, not a window company?

Most conservatory roofs are fitted by window and conservatory companies. F J Allan & Sons are qualified roofers. Every conversion includes proper leadwork and a fully weathertight seal where the new roof meets your house — exactly the joint that leaks first when the work is done by a non-roofer. All our conversions meet Building Regulations, for complete peace of mind on structural safety and thermal efficiency.

What you get

Lightweight Structural Frames

Advanced lightweight timber or aluminium systems that replace old glass or polycarbonate without stressing your original window frames.

High-Performance Insulation

A multi-layered thermal barrier that traps heat in winter and reflects summer sun — slashing your energy bills.

Premium Tile Finishes

Slate-effect or traditional shingle finishes, colour-matched to your existing roof for a seamless, high-value look.

A Real Room Finish

Inside, a fully vaulted, plastered ceiling ready for paint — turning a cold garden room into a true extension of your home.

Tiled vs glass vs polycarbonate

Weighing up your conservatory roof options? Here’s how they compare.

Polycarbonate

Cheapest and most common — but thin, noisy in rain, poor insulation and prone to discolouring. The roof most people end up replacing.

Glass

Better looking and quieter than poly, but still a big heat-loss / solar-gain problem — hot in summer, cold in winter, priciest to run.

Tiled (what we fit)

A warm, solid, insulated roof that stays comfortable all year, cuts noise and bills, and gives you a real plastered ceiling inside. The long-term winner.

The process

Step 1: The Expert Survey

One of our team visits your home in Grangemouth to check the structure of your conservatory, take exact measurements and talk through tile choices and internal lighting.

Step 2: Safe Removal & Recycling

We carefully strip out the old, inefficient polycarbonate or glass roof, handle all the heavy lifting and dispose of the old materials responsibly.

Step 3: Weathertight in a Day

We fit the new lightweight frame and high-grade insulation, aiming to make the structure watertight on the very first day to protect your home.

Step 4: Tiling & Professional Leadwork

This is where our roofing heritage shows. We lay your chosen tiles and carry out precision leadwork so the seal between your house and the new roof is 100% leak-proof.

Step 5: Internal Finish & Handover

We plasterboard and skim the new vaulted ceiling, fit optional LED spotlights, then leave the room clean and ready for you to move back in.

What affects the cost of a conservatory roof in Grangemouth?

There is no one-size price for a conservatory roof in Grangemouth — the honest answer is that it depends. What changes the cost is:

  • The size and shape of your conservatory (lean-to, Victorian, Edwardian, P-shaped).
  • Tile choice and finish — lightweight slate-effect vs traditional shingle.
  • Insulation specification and whether you want the full plastered ceiling and spotlights inside.
  • Any structural work the survey flags on the existing frame or base.

That’s why we give a free, no-obligation survey and a clear fixed price — no pressure and no vague “from” figures that change later.

Areas we cover

Based in the Grangemouth area, we also cover Falkirk, Grangemouth, Larbert, Stirling, Cumbernauld, Airdrie and the wider Forth Valley and North Lanarkshire. On the roofs of Grangemouth & nearby

Most Grangemouth conservatories sit on post-war and modern estates, from the streets around Zetland Park to Bowhouse and the newer developments on the edges of town. Plots here are open and low-lying by the Forth, so these rooms get the full range: glare and heat on a bright afternoon, then rain rattling off the polycarbonate when the weather turns, and draughts whenever the estuary wind gets up.

An old glass or plastic roof simply is not built for that. A solid, insulated tiled roof deals with all three problems at once, and because we are roofers we fix it down properly for an exposed coastal town, with mechanically fixed tiles and corrosion-resistant fixings rather than relying on seals and hope. We also make sure the junction with the house wall is properly leaded, which is where estuary rain finds its way in first.

Grangemouth’s biggest conservatory complaint is temperature swing. On an open plot near the Forth a polycarbonate roof turns the room into a greenhouse by lunchtime and an icebox by teatime. A warm tiled roof levels that out, cuts the rain noise and stops the winter heat loss that shows up on your bills. We survey free of charge and give you one clear fixed price for the full conversion.

Conservatory roof replacement in Grangemouth: repair, re-cover or replace?

Not every call we take about conservatory roof replacement in Grangemouth ends with a new roof. A fair share of the roofs we look at can be repaired: a split end cap, a slipped polycarbonate sheet, a perished gasket at a glazing bar or a cracked flashing where the roof meets the house. Those are roofing repairs, priced from around £150, and if that is what your roof needs we say so. Our roof repair team in Grangemouth handles them in the same visit.

Replacement is the right answer when the sheets themselves have gone: yellowed, brittle polycarbonate that cracks when you press it, glazed units with fogging between the panes, or a roof that has started to sag between the bars. Repairing one sheet on a roof like that buys a year, and you are back to the same room that is too hot in June and unusable from October.

Everything on this page is about Grangemouth: the post-war semis and terraces west of the town centre, the private estates built since the 1980s, and the older streets around the docks and Zetland Park. If you want the broader picture across the Forth Valley first, start with our conservatory roofing overview.

Every way to replace a Grangemouth conservatory roof, ranked cheapest to dearest

People search for the cheapest way to replace a conservatory roof, so here is the honest list, in order of what you pay now rather than what the roof costs you over the next twenty years.

  1. Like-for-like polycarbonate. The lowest outlay. New sheets are clearer and quieter than the ones coming off, but the roof still loses heat almost as fast as a single-glazed window, still drums in rain and still yellows within ten to twenty years. You are buying time, not a room.
  2. Insulated panels fitted inside the existing roof. Offered by some firms as a quick fix. The insulation sits below the old plastic, so the roof above stays cold, moist air can be trapped against it, and the failing sheets are still doing the weatherproofing. We do not fit them, and we would not fit one on our own house.
  3. A new glass roof. Solar-control double-glazed units cut the glare and improve the heat loss a little. The roof still counts as translucent, so no building warrant is needed. A reasonable choice if you are happy with a smart summer room.
  4. A warm tiled roof. The dearest up front and the only one that changes what the room is: insulation above the structure, a plastered ceiling, lights, and a roof that will outlast the frames beneath it.

Our comparison of warm tiled, glass and polycarbonate roofs goes through each option material by material.

Roughcast walls, concrete slabs and 1990s frames: what Grangemouth surveys turn up

A lot of Grangemouth’s conservatories were added in the 1990s and 2000s to council-built semis that had been bought under right-to-buy, and to the private homes that followed on the edges of town. That gives us a familiar set of things to check before we quote.

  • The house wall is often roughcast. Fixing a new roof to a rendered wall means cutting a clean chase for the lead flashing rather than smearing sealant over the render, then making good so the wall stays weathertight. It is roofing work, and it is where a poorly fitted conversion starts to leak. If the render itself is failing, our rendering and roughcasting work in Grangemouth can be done at the same time.
  • The base is usually a slab with a dwarf wall. We check for movement and for a bridged damp-proof course. A slab that has been fine under a light plastic roof is normally fine under lightweight tiles, but we confirm rather than assume.
  • The frames are mostly reinforced uPVC. The earliest, from the late 1980s, can be aluminium or unreinforced plastic. Both can still take a solid roof if the eaves beam is sound or is strengthened; if they cannot, you will hear it from us before any money changes hands.
  • Gutters and outlets are often undersized. A tiled roof sheds rain faster than plastic does, so we check the outlet and the fall while we are there.

The Falkirk Council warrant, from our side of the desk

Grangemouth sits in Falkirk Council’s area, so a solid roof on your conservatory needs a building warrant from Falkirk Council Building Standards. The reason is that once less than three-quarters of the roof is translucent, the building is no longer a conservatory in the eyes of Scottish building standards; it is an extension, and it has to meet the standards for one. A like-for-like glass or polycarbonate replacement does not need a warrant.

What the verifier wants to see is straightforward once you have done it many times: a drawing of the existing structure and the new roof, confirmation that the frames, eaves beam and base can carry it, the thermal specification of the roof build-up, how the roof drains, and how it is fixed to the house. We prepare and submit all of that through the national online portal, pay the fee on your behalf and show it as a separate line on your quote. The fee is set nationally by the value of the work, and for most conversions it comes to somewhere around £250 to £550. When the work is finished we submit the completion certificate, which is the document your solicitor will ask for if you ever sell. The building regulations guide on our advice pages has the full detail.

How long each roof lasts by the Forth, and what it asks of you

Grangemouth’s air is damp and slightly salty, which is why we specify stainless or coated fixings on every roof here. It also shortens the life of materials that were never designed for it. Polycarbonate sheets on an open plot last ten to twenty years before they discolour and go brittle; the end caps and gaskets usually give up first. Glazed units last longer, but the seals fail eventually and the panes fog.

A tiled roof is built to a different timescale. The lightweight tiles and the insulation beneath them carry manufacturer guarantees that run for decades, and our 10-year workmanship guarantee covers the way the roof was built and flashed. Upkeep comes down to keeping the gutter clear, especially the outlet where the conservatory joins the house downpipe, and having a look at the flashing after a bad storm. There are no seals to renew and nothing to re-tighten in spring.

Conservatory roof FAQs

How long does a conservatory roof replacement take?

Most conservatory roof conversions in Grangemouth take between 3 and 7 days, depending on size and design. We aim to make your conservatory watertight on the first day.

Will I need planning permission or building control?

A tiled conservatory roof replacement usually falls under permitted development, but it does need to meet Building Regulations. We design every conversion to comply.

Will the new roof leak where it meets my house?

Not when it’s done by roofers. Our precision leadwork and weathertight detailing at the join is exactly where non-roofers get caught out.

Can you match the tiles to my house?

Yes. We offer a wide range of slate-effect and shingle finishes and colour-match to your existing roof.

How much does a tiled conservatory roof cost?

Every conservatory is different, so we give a free, no-obligation quote after a quick survey — a clear fixed price, no pressure.

Is patching my polycarbonate roof cheaper than replacing it?

In the short term, yes. Replacing a cracked sheet or a failed end cap costs a fraction of a new roof, and we do that work from around £150. The catch is that once the sheets have yellowed and gone brittle, the next one fails within a year or two and the room is no warmer. If the roof is under about fifteen years old and otherwise sound, repair it. If it is older and failing in more than one place, put the money towards a roof that fixes the room.

Can you repair a leaking conservatory roof in Grangemouth rather than replace it?

Yes. We are roofers, so a leak at the flashing, a slipped sheet or a blocked gutter outlet is an ordinary repair for us, not a reason to sell you a conversion. We trace the leak, fix the cause and tell you honestly how much life the rest of the roof has left. Repairs are carried out Monday to Saturday, 09:00 to 17:00, with fast call-outs during those hours.

Does a tiled conservatory roof in Grangemouth need a building warrant?

It does. Grangemouth is in the Falkirk Council area, and under Scottish building standards a conservatory that loses its translucent roof becomes an extension, which needs a warrant whatever its size. We prepare the application, submit it to Falkirk Council and lodge the completion certificate when the work is finished. A like-for-like glass or polycarbonate replacement does not normally need one.

How long does each type of conservatory roof last near the Forth?

On an exposed Grangemouth plot, polycarbonate typically gives ten to twenty years before it discolours and cracks, with the end caps and gaskets failing sooner. Glazed units last longer, but the seals eventually fail and the panes fog. A tiled roof over insulation is built to outlast the frames beneath it, with manufacturer guarantees measured in decades and our own 10-year workmanship guarantee on top.

Will the salt in the air damage a tiled conservatory roof?

Not if it is built for it. The tiles themselves are unaffected, but ordinary steel fixings, clips and gutter brackets corrode faster near the estuary, which is why we use stainless or coated fixings on every Grangemouth roof and dress the wall junction in lead rather than relying on sealant. Keep the gutters clear and the roof will not notice the salt.
