A tiled roof in Airdrie: where the tile starts and the slate stops
Airdrie splits cleanly by material. The sandstone tenements, villas and older four-in-a-blocks of the town centre are slated; the estates that ring them are tiled. If you own a tiled roof in Airdrie, the house is almost certainly one of the council-built homes of the 1930s to the 1970s: the semis and cottage flats of Thrashbush, Rawyards and Craigneuk, the later schemes at Gartlea, Petersburn and Cairnhill, and the villages that grew with the pits and the works, Chapelhall, Calderbank, Plains and Caldercruix. All of it went up with concrete interlocking tiles, and the earliest of those are now approaching ninety years old.
A smaller group of interwar four-in-a-blocks were slated when built and re-covered in concrete tile in the 1970s or 80s. On those we look hard at the rafters, because the heavier covering was not always accounted for. What the Monklands weather does to a concrete tile
Airdrie is one of the wetter and higher places we work. The town sits roughly 150 metres up, higher and wetter than Glasgow to its west, and it sees more frost and lying snow than the city does. For a concrete tile that combination is the worst case: the surface stays wet longer, freezes more often, and each freeze lifts a little more of the face. Old uncoated tiles from the 1950s go chalky, then porous, then split along the nib, and the brittle felt underneath gets a soaking every time one fails.
It also means moss. Shaded north slopes and any roof near trees carry a green mat for most of the year, and that mat is a sponge held against the tile through every frost. On a re-roof we specify a dense modern tile with a factory finish that resists both, fix every tile against the westerly wind, and use dry ridge and verge with UV-stable components rather than mortar, which does not survive many Airdrie winters. Four owners, one roof: re-roofing a four-in-a-block or tenement
The four-in-a-block is Airdrie’s signature house: two flats down, two up, one hipped or gabled roof over all four. Legally it is a tenement, so when the roof needs replacing the Tenements (Scotland) Act 2004 applies alongside your title deeds. In plain terms, the roof is a common part, the cost is shared between the four owners, usually equally unless the deeds say otherwise, and a decision agreed by a majority of owners binds the rest. If one of the flats is still owned by North Lanarkshire Council, the council is simply one of the four owners and pays its share.
What makes this work in practice is a quote that treats the block as one roof. We survey the whole thing, price it as a single job with each owner’s share shown, and put the specification in writing so everyone can see they are buying the same roof. If a majority wants to proceed we can set out the scheme decision for you to circulate. We would rather not re-roof one quarter of a hipped roof; it can be done, but the joins are weak points and it costs more per home. Owners who are not ready sometimes change their minds once they see the shared figure against four separate ones.
What is in our re-roof price, and how we handle the unknowns
Our written price for an Airdrie re-roof covers scaffold and skip, the strip, a stated allowance for replacing sarking boards, breathable membrane and counter-battens, new battens, tiles mechanically fixed, dry ridge and verge, ventilation, new leadwork at chimneys and skews, and gutters re-hung or replaced, with any fascias and soffits in Airdrie that have rotted behind them dealt with while the scaffold is up. The only genuine unknown is the timber, which we cannot see until the tiles are off, so we price a fixed number of boards, photograph anything beyond that and agree it with you before we cut. A few cracked tiles, a slipped verge, a ridge tile lifted by the wind: those are jobs from around £200 on a roof that otherwise has intact felt and dry timbers, and we will not dress them up as anything more. Where the tiles are still dense but the felt has failed, stripping and re-laying your own tiles on new membrane and battens is the value option. Where the tiles crumble at the edge, the loft shows daylight and the ridge has been re-bedded before, a re-roof is the only spend you will not repeat. On paperwork, a like-for-like re-cover in the same type and weight of tile is treated as repair and maintenance, and North Lanarkshire Council does not normally require a building warrant. Change to a heavier covering, alter the structure or add a dormer and it does; conservation-area or listed properties may also need planning consent for a visible change of material. Does Airdrie's weather really wear a tiled roof out faster?
It does not change the physics, but it supplies more of the conditions that age a tile: more rain, more frost cycles and more moss than lower, drier towns. Each freeze lifts a little of the surface off an old uncoated concrete tile, so 1950s roofs here tend to go porous a few years sooner than the same tile would in Glasgow or Falkirk. Dense modern tiles with a factory finish, full mechanical fixing and regular moss treatment give a new roof every chance of its 40 to 60 years.
Can you match tiles that are no longer made?
Usually. Many of the profiles used on Airdrie's estates went out of production decades ago, but they turn up second-hand through reclamation yards and from re-roofs on the same estates, and we keep an eye out for them. For a small repair a close modern equivalent in the right colour is often acceptable on a rear slope. If neither will do, an overhaul that re-lays your own tiles, topped up with reclaimed matches, keeps the roof looking uniform.
What happens if you find rotten sarking once the tiles are off?
The quote already carries a fixed allowance for replacing sarking boards, so a normal amount of rot is covered with no change in price. If we find more than the allowance, we stop, photograph it, show you and agree the extra before cutting anything. If we use fewer boards than allowed, the difference comes off your bill. You never get a surprise on the final invoice for timber you did not see.
