How much do new gutters, fascias and soffits cost?
As a guide, a full uPVC roofline replacement on a typical semi-detached house usually comes in around £1,500–£3,000, while replacing the guttering alone is more like £600–£1,000. Here are typical guide prices by job and house type:

These are guide prices based on 2025/26 national cost guides and local conditions in Central Scotland. The spread mostly comes down to access and the state of the timber underneath — which is why we give a fixed written quote after a free survey, not a “from” price.
What affects the price?
Length, height and the condition of the timber behind the boards set most of the price. On national guides, scaffolding alone can account for as much as a third of the total on a two-storey house.
- The length of roofline and guttering to be replaced — priced per metre, so a detached house with roofline on all sides costs more than a terrace with two runs.
- Height and access — a two-storey or hard-to-reach property needs more scaffolding or access equipment, done properly and safely.
- The condition of the timber behind — rotten boards need replacing, not just capping (more on that below).
- Materials and colour — standard white uPVC is the baseline; woodgrain and coloured finishes cost a little more.
Should you cap over old fascias or replace them?
If the timber behind is rotten, capping over it just hides the problem — the rot keeps spreading where you can’t see it. That’s why we replace rotten boards rather than covering them up.
Capping (fixing a thin uPVC board over the existing timber) has its place on sound, dry timber, and it’s cheaper — which is why some quotes look surprisingly low. But trapped behind a cap, damp timber keeps rotting, and eventually the whole lot has to come off anyway, along with whatever the rot has reached. A proper survey tells you honestly which situation you’re in before any money changes hands.
Why is uPVC roofline worth it?
Modern uPVC roofline is maintenance-free — no more painting rotten timber every few years — and it keeps water away from the roof and walls. Once it’s on, it’s done.
Doing the fascias, soffits and guttering together gives the neatest, longest-lasting result: everything is sized and sealed as one system, the new guttering fixes straight into solid new boards, and there’s one lot of access costs instead of two. uPVC roofline routinely gives decades of service with nothing more than an occasional wash.
Why does roofline matter so much in Scottish weather?
Because in Central Scotland your gutters work overtime. Frequent heavy rain means a blocked, sagging or leaking gutter overflows down the wall — and that’s how green staining, saturated masonry and damp inside the house start.
Add freeze-thaw winters — water sitting in a leaking joint freezes, expands and forces the joint further apart — and wind that tests every loose fixing, and tired roofline fails faster here than in gentler climates. Sound fascias, well-fixed gutters and clear downpipes are cheap insurance for the roof and walls above and below them.
