Do you need a building warrant in Scotland?
Usually, yes. Replacing a translucent conservatory roof with a solid tiled one isn’t a like-for-like repair, so in Scotland it normally needs a building warrant from your local council before work starts — a small conservatory with an internal floor area under eight square metres is usually exempt.
This is one place where Scottish rules differ from England. South of the border it’s a building-regulations sign-off; here, the warrant comes first, through your council’s building standards team (Falkirk Council, for most of our customers). The council’s main concerns are sensible ones: that your existing frame can safely carry the new roof, and that the finished room meets current insulation standards.
