“How long will it last?” is the first thing people ask about a flat roof. The answer depends a lot on which system you choose.

Lifespan by type

  • Felt — the traditional option, typically 10–15 years. Cheaper up front but shorter-lived.
  • GRP fibreglass — a seamless, hard-wearing finish, usually 20–30 years.
  • EPDM rubber — a single-piece membrane with few joins to fail, often 30–50 years.

Which should you choose?

For most homes, EPDM or GRP is worth the extra over felt because you replace it far less often. EPDM is excellent for larger, simple roofs; GRP gives a neat, walk-on finish for balconies and dormers.

Signs your flat roof is failing

Watch for pooling water, splits, blisters, lifting seams and damp appearing below. Caught early, a flat roof can sometimes be repaired; left too long, it needs replacing.
