Lead flashing is one of the most important — and most overlooked — parts of a roof. Here is what it does and why it matters.

What it is

Lead flashing is the strip of lead used to seal the joins where a roof meets something else — a chimney, a wall, a valley, or around a roof window. It channels water away from these vulnerable points.

Why it fails

  • Age and thermal movement — lead expands and contracts, and over decades can crack or lift.
  • Poor installation — oversized pieces or bad detailing fail early.
  • Failed pointing where the lead is tucked into the wall.

Signs of a problem

Leaks and damp near a chimney or where a roof meets a wall are classic signs. Good leadwork is a skilled job — done properly it lasts for decades and keeps these weak points watertight.
