What a tiled roof costs in Larbert and Stenhousemuir
Guide ranges for 2025/26 on the houses Larbert has most of: interwar and post-war semis and cottage flats with simple gabled roofs. Scaffold, skip and dry-fix ridge and verge are inside the re-roof figures. The biggest single variable is sarking: a roof that has been leaking for years needs more boards than one that has not.
| Job | Typical guide price | What affects it |
|---|---|---|
| Replace a few cracked or slipped tiles | £200–£450 | Access, whether the original profile is still available, ridge or verge mortar needing attention at the same time |
| Refix a dry verge or replace missing verge caps (Kinnaird-type roofs) | £150–£400 | Verge length, tower versus ladder, whether the end tiles have been damaged |
| Re-bed a mortar ridge, semi-detached | £350–£700 | Ridge length, cracked ridge tiles, access |
| Dry ridge kit fitted to a semi | £900–£1,600 | Ridge length, ventilated or plain, reuse of existing ridge tiles |
| Overhaul: strip, breathable membrane, battens, re-lay your own tiles | £50–£80 per m² | Sarking boards replaced, proportion of tiles beyond reuse, chimney leadwork |
| Full re-roof in concrete interlocking tiles | Cottage flat or terrace £4,500–£7,500 · Semi £5,500–£9,500 · Detached £8,000–£13,500 | Roof area and pitch, sarking, chimneys, valleys, gutter renewal |
| Full re-roof in slate-effect concrete (villa streets) | Semi £6,000–£10,500 | Tile brand, low-pitch detailing, ridge and verge accessories |
| Velux roof window added while scaffolded | £700–£1,300 each | Size and opening type, rafter trimming, flashing kit |

Common tiled roof problems
Slipped & cracked tiles

Failed underlay / felt
When the felt beneath the tiles perishes, water gets past — often only fixed by re-roofing.
Cracked ridge mortar
Loose ridge and hip tiles from washed-out mortar are a top cause of leaks in wind-driven rain.
Moss & blocked details
Heavy moss holds moisture and blocks drainage; we clear it and check the tiles underneath.

A tiled roof in Larbert: which decade is yours?
Ask us to look at a tiled roof in Larbert and the first thing we want to know is roughly when the house went up, because the date predicts the fault better than anything you can see from the pavement. Larbert and Stenhousemuir grew in three distinct waves, and each left a different roof behind.
- Interwar and early post-war council housing, 1930s to 1960s. The semis and cottage flats around Stenhousemuir, Carronshore and the Broomage streets were covered in early concrete tiles that are now anywhere from 60 to 90 years old, and many have never been re-roofed. The oldest were laid straight onto battens over the sarking with no underlay at all, which is why fine snow and wind-blown rain turn up in the loft. The later ones sit on bitumen felt that went brittle long ago.
- The Victorian and Edwardian villas in the older streets near the station and Larbert Cross were slated, and most still are. Where one has been re-covered in concrete tile, we check that the rafters were strengthened for the extra load, because that was not always done. Genuine slate work sits on our slate roofing in Larbert page.
- The estates of the last twenty years, Kinnaird above all, plus the smaller developments that have filled gaps around Stenhousemuir and Carron since: thin interlocking tiles on shallow pitches, dry verges and hardly any mortar. These roofs are decades from replacement, but they are not fault-free, and we cover why below.
The 1930s to 1960s houses are where almost all of Larbert’s re-roofing sits, so most of this page is about them. For a single slipped tile or a small leak on any age of roof, start with roof repairs in Larbert.
Young roofs at Kinnaird: small faults, not re-roofs
Homeowners on the newer estates sometimes call us convinced they need a new roof because water is coming in. They almost never do. A tiled roof built since 2006 should have another thirty or forty years in it; what fails early is the small stuff. Dry verge caps blow off or crack in frost and let the wind get under the end tiles. Tiles get broken by people walking on them to fit aerials, dishes or solar panels, and a modern interlocking tile is thinner and far less forgiving of a boot than the old concrete slabs were. Vent tiles and ridge unions work loose. Valleys collect moss and grit that pushes water sideways under the tiles.
All of that is repair work, priced from a couple of hundred pounds, and we will say so rather than talk you into anything larger. The one thing worth doing on a roof this age is a proper look every few years, particularly after a solar installation, so a cracked tile is found before the insulation beneath it has been soaking for a winter.
What goes into a Larbert re-roof: the items that must be on the quote
A re-roof on a Larbert semi is a Scottish job and has to be specified as one. Our houses have sarking boards over the rafters, not bare rafters with felt draped between them, and a quote lifted from a template written for England will miss that entirely. This is what we price into every full re-roof, and what each item does for you:
- Full scaffold and a skip, both in the price from the start.
- A stated allowance for sarking repairs. The boards cannot be seen until the tiles are off, so the quote carries a fixed number of replacements. Use fewer and the price drops; find more and we photograph the rot and agree it with you before touching it.
- Breathable membrane over the boards, with counter-battens so any water that gets past the tiles drains to the gutter and the loft can breathe.
- New tiling battens at the gauge the tile manufacturer sets for your pitch.
- Mechanical fixing. Every perimeter tile nailed or clipped, and every tile on the slopes that face the weather. Larbert is open to westerly wind, and a tile resting on its nib alone will move.
- Dry ridge and dry verge in place of mortar, plus eaves or ridge ventilation.
- Leadwork renewed at the chimney and any abutments, with the gutters re-hung or replaced while the scaffold is there; see guttering in Larbert and fascias and soffits in Larbert.
On a three-bedroom semi expect us on site for about a week. Whatever is opened up during the day is under membrane before we leave it.
Repair, overhaul or start again: how we advise Larbert homeowners
Between a patch and a new roof there is a third option that suits a lot of Stenhousemuir’s post-war stock, and it is worth knowing about before anyone quotes. Concrete tiles from the 1950s and 60s were often a better product than the felt they were laid on, so the tiles can still be dense and sound while the underlay beneath has perished. In that case we lift the tiles, fit a breathable membrane and new battens, replace any rotten sarking, and put your own tiles back with reclaimed matches for the broken ones. It costs well under a full re-roof and buys another twenty years or so.
How we tell which route applies:
- Tap a tile and it rings, the edges are crisp and the face is not flaking: the tiles have life left, and repair or overhaul is on the table.
- Tiles that sound dull, crumble at the edge or show bare aggregate have gone porous. Frost will keep taking more each winter and re-laying them only moves the problem.
- Felt that tears when we lift a tile, or daylight showing in the loft, means the underlay is finished whatever the tiles are like.
- A ridge that has already been re-bedded twice is telling you the roof is moving, and more mortar is not the answer.
Our guide to the signs your roof needs replacing lets you make a first check from the garden and the loft hatch before you call anyone.
Warrants, shared semis and Falkirk Council
Two practical points before you book. First, paperwork. A straight like-for-like re-cover in the same type and weight of tile is normally treated as repair and maintenance, so Falkirk Council does not usually ask for a building warrant. You do need one if the new covering is heavier than the old, if the roof structure is altered or if a dormer is added, and the work has to meet the Scottish building standards either way. We tell you at the survey which side of that line your job sits on, and if there is any doubt a call to Falkirk Council Building Standards settles it.
Second, the party line. Nearly every 1930s to 1960s house in Larbert and Stenhousemuir shares its roof with the house next door, and a good number of those neighbours are still Falkirk Council tenants. You can re-roof your half on its own, and we finish the new work cleanly above the mutual wall, but doing both halves in one visit is cheaper for each of you and avoids a join. Where the council owns the other half, let them know; their housing service sometimes has the same roof on a programme. Either way each household gets its own fixed written price for its own side. Our tiled roofing across the Forth Valley page sets out the full range of tile work we take on.
Tiled Roofing FAQs — Larbert
Do you provide tiled roofing in Larbert?
Yes — we cover Larbert and the surrounding towns and villages. Call for a free, no-obligation quote and a clear fixed price.
How long does a tiled roof last?
Concrete tiles typically last 40–50 years and clay tiles 50+; the underlay and fixings usually need attention first.
Concrete or clay tiles — what’s the difference?
Clay keeps its colour and lasts longer but costs more; concrete is hard-wearing and better value. We’ll match whatever’s on your home.
Can you match my existing tiles?
In most cases, yes — we source matching or close-match tiles so repairs and new sections blend in.
Do I need a full re-roof or just repairs?
If the tiles and underlay are sound, repairs are enough. Perished underlay or widespread slipping usually means a re-roof is the better long-term option.
What does it cost to re-roof a 1950s semi in Stenhousemuir?
Most post-war semis in Stenhousemuir and Larbert come in between £5,500 and £9,500 for a full re-roof in concrete interlocking tiles, with scaffold, breathable membrane, new battens, dry ridge and verge and the skip all inside that figure. A cottage flat or terrace is usually £4,500 to £7,500. Where the tiles are still sound, an overhaul that keeps them and replaces the felt beneath costs considerably less. The free survey turns the range into a fixed written price.
There is no felt under my tiles, just wooden boards. Is that normal?
On a 1930s or 1940s Larbert roof, yes. Underlay only became standard practice later, so many interwar roofs were tiled straight over battens on the sarking boards. It worked because the boards themselves shed most of the water, but fine snow, wind-driven rain and condensation all get through, and the boards are now 80 to 90 years old. It is not an emergency on its own, but a re-roof will add a breathable membrane and should budget for some board replacement.
Our house at Kinnaird is under twenty years old. Why is water getting in?
Almost always a small fault rather than a worn-out roof: a dry verge cap gone in a gale, a tile cracked by someone fitting a dish or solar panels, a loose vent tile or a valley clogged with moss. Modern interlocking tiles are thin and break more readily underfoot than old concrete tiles. These are repairs from around £200, and the roof itself should have decades left. We will tell you plainly if that is all it is.
Will Falkirk Council want a building warrant before I re-roof?
Not for a like-for-like re-cover in the same type and weight of tile, which counts as repair and maintenance. A warrant is needed if you change to a heavier covering, alter the roof timbers or add a dormer, and the work must meet Scottish building standards in every case. If your house is listed or in a conservation area, a visible change of material can also need planning consent. We flag all of this at the survey, before anything is booked.
Are there grants in Scotland to help pay for a new roof?
Honestly, not for an ordinary owner-occupied house. Home Energy Scotland and Warmer Homes Scotland fund insulation and heating, not roof coverings. Council schemes of assistance are mainly advice, with financial help limited to adaptations for disabled residents, and Care and Repair services help older or disabled homeowners organise work rather than pay for it. Storm damage may be an insurance matter. If anyone tells you a roof grant is available, ask to see it in writing.
Do you charge to come out and quote in Larbert?
No. The survey and the written quote are free with no obligation, and we come out Monday to Saturday between 09:00 and 17:00. Where a repair is urgent we fit it in as quickly as we can within those hours. The quote is fixed once you accept it, and small jobs are priced as a job rather than by the hour, so you know the cost before a ladder goes up.
