Fascias and soffits in Larbert and Stenhousemuir: three generations of roofline

Fascias and soffits in Larbert are a good example of why one price per metre never works. Around the station and Larbert Cross, and along the older roads into Stenhousemuir, the houses are Victorian and Edwardian villas in red sandstone with deep timber eaves and shaped bargeboards. Between them and the Carron, and through Stenhousemuir and Carronshore, the streets are inter-war and post-war semis with plain softwood roofline that in many cases has never been replaced. Then there are Kinnaird and the other estates built since the late 1990s around the hospital, where the roofline is uPVC from new.

Each has its own failure. The villa timber rots at the ends and behind the gutter and needs skilled repair or careful replacement. The council-era softwood is simply worn out and needs stripping. The developer uPVC, which surprises people, is now twenty to twenty-five years old on the earliest phases, was often a thin cap fixed over a timber sub-frame to save money, and is beginning to bow, discolour and let brackets pull loose. We survey each type with the same screwdriver test and quote for what we find, not for the age of the house.

Developer roofline on the newer estates: why it is failing early

Most people on the newer Larbert estates assume a uPVC roofline is permanent. Often it is, but a proportion of what went on in the late 1990s and early 2000s was economy specification: 9mm capping boards fixed over treated softwood rather than full-thickness replacement boards, hollow soffits clipped in without a vent strip, and mild-steel gutter brackets. Twenty-odd winters later the caps have gone brittle and chalky, the soffits have dropped at the joints, and the brackets have rusted. Where the timber behind is still sound, a new cap or new full boards go on quickly and the result is better than the original. Where a cap has trapped water against the sub-frame, we replace the timber as well. Either way it is a smaller job than on an old house and the price reflects that.

Cap-over versus full replacement, and why the cheap quote is usually a cap

Capping is fixing a thin uPVC facing over the existing fascia; full replacement is stripping to the rafters and fixing a new 16mm to 18mm board to sound timber, replacing any rafter ends that have rotted. On dry, firm timber a cap is a legitimate, cheaper job and we quote it where it fits. On damp timber it is a false economy: the rot continues behind the plastic, the bracket screws lose their grip, and the roofline that looked new from the pavement has to come off within a few years, this time with rafter repairs added. We write on every Larbert quote which method applies to which elevation, and we would rather lose a job than cap over rot. If another price is far lower than ours, ask which of the two it is.

Matching the windows: colour on an estate semi versus a sandstone villa

On the newer estates the answer is usually already decided by the windows. White boards for white frames, anthracite grey where the house was built with grey frames or has since had them fitted, and matching downpipes and trims so nothing looks retrofitted. On the villas the choice is between plain white, which can look hard against red sandstone, black, which sits quietly under slate, and a rosewood or golden oak woodgrain foil that keeps the appearance of painted timber without the painting. Woodgrain boards cost more and carry a shorter manufacturer colour guarantee than plain white, and both figures are on the quote. Air at the eaves, combs against birds, and where the damp shows

New soffits on any Larbert house go on with a continuous vent and insect mesh, because a well-insulated loft with no eaves ventilation grows condensation on the sarking and the rafters, and we check the insulation is not blocking the air path at the eaves. On the villas, where the deep timber soffit is being kept, we fit over-fascia vents instead so the moulding stays. My estate house already has uPVC roofline. Why is it failing?

Because a lot of late-1990s and early-2000s developer roofline was economy grade: thin caps over a timber frame, unvented soffits and steel brackets. After twenty years the caps go brittle and chalky and the brackets rust. If the timber behind is dry, new boards go straight on and it is a quick, modestly priced job. If water has got behind the cap, we replace the frame too and tell you before we start.

Is aluminium roofline better than uPVC or timber for a villa?

Aluminium lasts longest and keeps its colour, but costs two to three times as much and is rarely specified on houses. Painted timber is right where a decorative profile must be kept, at the cost of repainting every few years. For most Larbert villas a woodgrain uPVC fascia with timber bargeboards retained on the front gives the look at a sensible price, and we quote the combinations.

Should new gutters go on at the same time?

If the gutters are more than about fifteen years old, yes. They have to come off to replace the fascia, old uPVC rarely refits without leaking at the unions, and new gutter on new brackets into new board is the tidiest result. Sound recent gutters are taken down, stored and refitted, and both versions appear on the quote so you can compare.

Can you replace only the bargeboards on the gable?
