Guttering in Airdrie: what we find at the gutter line

Ask about guttering in Airdrie and we will ask what kind of building you have, because the town has two completely different gutter problems living side by side. On the sandstone tenements, villas and four-in-a-blocks of the old town and along the main roads, the rhones are cast iron, often original, shared between several owners and fixed into stone. On the council estates of the 1930s to 1970s and the private developments since, the guttering is uPVC, much of it fitted during the roofline programmes of the 1980s and 90s and now thirty-plus years old, brittle and faded. The fixes, the permissions and the question of who pays differ in each case, so this page takes them in turn.

What both share is the weather. Airdrie sits high, and the rain that has just crossed Glasgow falls here for longer and harder than in the Forth Valley towns to the east, so a gutter that is slightly undersized, slightly out of fall or slightly blocked overflows here on days when it would cope elsewhere.

Shared rhones on a tenement or four-in-a-block: who fixes them and who pays

A rhone that runs the length of a tenement, or round all four sides of a four-in-a-block, is a common part. Under the Tenements (Scotland) Act 2004, read alongside your title deeds, its repair is a shared cost, normally split equally between the flats unless the deeds say otherwise, and a majority of owners can agree a necessary repair that binds the rest. Where there is a factor, they usually instruct the work and bill each owner. Where there is no factor, which is common on Airdrie’s smaller blocks, somebody has to organise it, and that is usually the person with water coming through their ceiling.

We make that easier by surveying the whole run rather than the length outside your window, and by setting out one written quote that shows every owner’s share, which gives you a document to hand round rather than an argument to have. Where North Lanarkshire Council still owns a flat, it is one owner among the others and pays its portion. If you cannot get agreement and the leak is over your flat, we can repair your section, and we will be honest about whether that actually solves it, because water on a shared run backs up from wherever the lowest or most blocked point happens to be.

Cast iron, cast-iron-effect and the town-centre conservation area

Airdrie’s Victoria and Town Centre conservation area covers much of the sandstone core, and North Lanarkshire Council’s guidance for it favours keeping traditional materials where they can be seen from the street. Like-for-like repair of a cast iron rhone needs no permission. Swapping cast iron for white uPVC on a front elevation may need planning consent and is unlikely to be welcomed, and on a listed building it will need listed building consent. Outside the boundary you have more freedom, but on a stone terrace a plastic gutter still looks wrong and is often undersized for a steep slate roof.

The sensible answer on most stone buildings is one of two things. Sound cast iron can be taken down, cleaned back, primed, re-jointed and re-hung on new stainless fixings for far less than replacement. Where it has rusted through, cast-iron-effect aluminium in a half-round or ogee profile gives the same look at half the weight, never needs painting and is kind to old sandstone that has had enough holes drilled in it. True cast iron is still made for the frontages where nothing else will do, and we fit that too.

Brittle uPVC on the estates: when a repair is worth it

On the tiled semis and cottage flats of Gartlea, Petersburn, Cairnhill, Thrashbush and the surrounding villages, the guttering is uPVC that has seen thirty winters. The tell-tales are a powdery, faded surface, unions that weep after every shower, brackets that have pulled their screws out of a soft fascia, and a run that has sagged into a series of puddles. Our test is simple. If the plastic still flexes without cracking and the fault is one or two joints or a bracket, we repair, from around £100. If the plastic snaps when a union is removed, or several joints on the same elevation have failed, replacement costs less than a string of repairs, and a full uPVC run on a semi is around £600 to £1,000.

The fascia behind the gutter decides a lot. New brackets will not hold in rotten timber, so where the board has gone we replace the fascias and soffits in Airdrie in the same visit. Long runs on the four-in-a-blocks, with one downpipe serving a whole side, benefit from a deep-flow profile that carries half again the water of a standard half-round.

Downpipes, gullies and the flooded back court

Airdrie’s tenements drain their rhones through shared downpipes into back-court gullies and a common drain, and a surprising number of gutter complaints turn out to be a drainage problem at ground level. If the gully is silted, or the drain beyond it is broken, the downpipe backs up, the rhone overflows at the outlet however clean it is, and the back court floods in heavy rain. On the estates, downpipes discharging onto a path or a bed rather than into a gully soak the foot of the wall and eventually the floor inside.

We check and clear the gully on every gutter job, make sure each downpipe reaches it with a shoe, and tell you if the drain beyond needs jetting or the building’s owners need to act together. Two Scottish rules apply everywhere: rainwater should not be added to the combined sewer without Scottish Water’s agreement, and a new soakaway has to sit at least five metres from the building under the building standards, which most Airdrie back courts cannot manage. So we work with the drainage the building already has.

The damp patch upstairs usually starts at the rhone

Top-floor flats and upstairs bedrooms in Airdrie get damp patches blamed on the roof, the chimney and condensation, and sometimes those are right. But a patch high on an outside wall, or a stain spreading from the ceiling edge, most often lines up with a blocked, sagging or leaking gutter directly above it. Damp rising from the ground stops about a metre up; it does not reach a first-floor ceiling. A green or black streak on the stonework below a joint, or algae under the eaves, confirms it, and on thick sandstone the wall can take months to dry once the gutter is fixed.

Our tenement rhone leaks and one owner will not pay. What can we do?

The rhone is a common part, so under the Tenements (Scotland) Act 2004 a majority of owners can take a scheme decision to carry out a necessary repair, and every owner, including the one who objected, is liable for their share. You have to notify all owners properly. Where there is a factor they will usually run this; where there is not, our whole-run quote with shares shown gives you the document to circulate. Council-owned flats take part like any other owner.

Can I fit uPVC gutters on a sandstone tenement in the conservation area?

Repairing or replacing cast iron with cast iron needs no permission. Changing to uPVC on an elevation visible from the street within Airdrie's Victoria and Town Centre conservation area may need planning consent from North Lanarkshire Council and is unlikely to be looked on kindly; listed buildings need listed building consent for any change. Cast-iron-effect aluminium keeps the look, needs no painting and is normally acceptable. On rear elevations there is more flexibility, and we advise at the survey.

Why does the back court flood every time it rains hard?

Usually because the shared downpipes are discharging into a gully that is silted up or a common drain that is broken, so the water has nowhere to go and backs up. The rhones above may be perfectly clean. We clear the gully as part of any gutter job and tell you if the drain beyond it needs jetting or repair, which is normally a shared cost for the building. Scottish Water will not usually allow rainwater to be diverted into the combined sewer as a fix.

Is once a year enough for clearing gutters in Airdrie?

For a sheltered estate house with no trees nearby, a clear each autumn is generally enough. Add a spring visit if you have a north-facing tiled slope that grows moss, trees within about 20 metres or a long tenement run fed by one downpipe. Airdrie's rainfall means a partly blocked gutter overflows for days rather than minutes, so it pays to stay ahead of it. A tidemark on the stonework or water pouring over the front edge in rain tells you it is already overdue.

The ceiling in my top-floor flat is stained. Is that the gutter?

Often, yes. A stain at the ceiling edge or high on an outside wall of a top-floor flat lines up in most cases with a blocked or leaking rhone directly above, or a downpipe that has parted at a joint. Damp from the ground cannot reach that height. Chimneys and slipped slates are the other candidates, and we check all three from the gutter line, photograph what we find and quote for each separately so the cause is fixed rather than the symptom.
