Guttering in Cumbernauld: shared runs, flat roofs and a hilltop
Guttering in Cumbernauld is unlike anywhere else we work, because the town itself is unlike anywhere else. Kildrum, Seafar, Carbrain and Abronhill were built in the 1960s and 70s as long terraces and stepped blocks, many of them with flat or very low-pitched roofs and gutters that run unbroken past six or eight front doors. Cumbernauld Village and Condorrat are older and more conventional, and Craigmarloch, Westerwood, Carrickstone and the newer estates have ordinary pitched, tiled roofs with uPVC guttering. Add the fact that the whole town stands on an exposed hilltop and you have a set of gutter problems that a standard price list does not cover.

Shared gutters on Cumbernauld terraces: who fixes what
On a terrace the gutter is one continuous run with a fall towards one or two downpipes, so a blockage or a sag outside one house makes water back up and overflow outside the next. That leads to a lot of arguments about whose problem it is. The honest answer is that it belongs to everyone the run serves. Where the block is still partly council-owned or has a factor, the factor or North Lanarkshire Council’s housing service usually arranges common repairs and bills each owner a share; where it is all privately owned, the owners have to agree between themselves, and under Scottish tenement law a majority decision on a necessary common repair binds the rest.
What we do in practice is survey the whole run, not just your bit, and give one written quote with each household’s share shown, so there is something concrete to put to the neighbours. Flat and low-pitch roofs: outlets, hoppers and parapet gutters
Many of Cumbernauld’s original new-town houses do not have an eaves gutter at all. The roof drains to an internal outlet, a chute through a parapet into a hopper, or a hidden parapet gutter behind a low wall, and then down a pipe you might never have noticed. These outlets block far more easily than an open gutter, because the whole roof’s moss, grit and leaves funnel into a hole a few inches across. When that happens the roof ponds, water finds the nearest joint or upstand, and the first you know is a stain on a bedroom ceiling.

Moss, not leaves: how often to clear gutters up here

On access, we use ladders with stand-offs on straightforward two-storey work, a tower on long runs and stepped blocks, and scaffold where a parapet or a three-storey elevation needs it, and we price it on the quote.
