A tiled roof in Larbert: which decade is yours?

Ask us to look at a tiled roof in Larbert and the first thing we want to know is roughly when the house went up, because the date predicts the fault better than anything you can see from the pavement. Larbert and Stenhousemuir grew in three distinct waves, and each left a different roof behind.

  • Interwar and early post-war council housing, 1930s to 1960s. The semis and cottage flats around Stenhousemuir, Carronshore and the Broomage streets were covered in early concrete tiles that are now anywhere from 60 to 90 years old, and many have never been re-roofed. The oldest were laid straight onto battens over the sarking with no underlay at all, which is why fine snow and wind-blown rain turn up in the loft. The later ones sit on bitumen felt that went brittle long ago.
  • The Victorian and Edwardian villas in the older streets near the station and Larbert Cross were slated, and most still are. Young roofs at Kinnaird: small faults, not re-roofs

Homeowners on the newer estates sometimes call us convinced they need a new roof because water is coming in. They almost never do. A tiled roof built since 2006 should have another thirty or forty years in it; what fails early is the small stuff. Dry verge caps blow off or crack in frost and let the wind get under the end tiles. Tiles get broken by people walking on them to fit aerials, dishes or solar panels, and a modern interlocking tile is thinner and far less forgiving of a boot than the old concrete slabs were. Vent tiles and ridge unions work loose. Valleys collect moss and grit that pushes water sideways under the tiles.

All of that is repair work, priced from a couple of hundred pounds, and we will say so rather than talk you into anything larger. The one thing worth doing on a roof this age is a proper look every few years, particularly after a solar installation, so a cracked tile is found before the insulation beneath it has been soaking for a winter.

What goes into a Larbert re-roof: the items that must be on the quote

A re-roof on a Larbert semi is a Scottish job and has to be specified as one. Our houses have sarking boards over the rafters, not bare rafters with felt draped between them, and a quote lifted from a template written for England will miss that entirely.   • Breathable membrane over the boards, with counter-battens so any water that gets past the tiles drains to the gutter and the loft can breathe.
  • New tiling battens at the gauge the tile manufacturer sets for your pitch.
  • Mechanical fixing. Every perimeter tile nailed or clipped, and every tile on the slopes that face the weather. Larbert is open to westerly wind, and a tile resting on its nib alone will move.
  • Dry ridge and dry verge in place of mortar, plus eaves or ridge ventilation.

Repair, overhaul or start again: how we advise Larbert homeowners

Between a patch and a new roof there is a third option that suits a lot of Stenhousemuir’s post-war stock, and it is worth knowing about before anyone quotes. Concrete tiles from the 1950s and 60s were often a better product than the felt they were laid on, so the tiles can still be dense and sound while the underlay beneath has perished. In that case we lift the tiles, fit a breathable membrane and new battens, replace any rotten sarking, and put your own tiles back with reclaimed matches for the broken ones. It costs well under a full re-roof and buys another twenty years or so.

How we tell which route applies:

  • Tap a tile and it rings, the edges are crisp and the face is not flaking: the tiles have life left, and repair or overhaul is on the table.
  • Tiles that sound dull, crumble at the edge or show bare aggregate have gone porous. Frost will keep taking more each winter and re-laying them only moves the problem.
  • Felt that tears when we lift a tile, or daylight showing in the loft, means the underlay is finished whatever the tiles are like.
  • A ridge that has already been re-bedded twice is telling you the roof is moving, and more mortar is not the answer.

Warrants, shared semis and Falkirk Council

Two practical points before you book. First, paperwork. A straight like-for-like re-cover in the same type and weight of tile is normally treated as repair and maintenance, so Falkirk Council does not usually ask for a building warrant. You do need one if the new covering is heavier than the old, if the roof structure is altered or if a dormer is added, and the work has to meet the Scottish building standards either way. We tell you at the survey which side of that line your job sits on, and if there is any doubt a call to Falkirk Council Building Standards settles it.

Second, the party line. Nearly every 1930s to 1960s house in Larbert and Stenhousemuir shares its roof with the house next door, and a good number of those neighbours are still Falkirk Council tenants. You can re-roof your half on its own, and we finish the new work cleanly above the mutual wall, but doing both halves in one visit is cheaper for each of you and avoids a join. Where the council owns the other half, let them know; their housing service sometimes has the same roof on a programme. Either way each household gets its own fixed written price for its own side. It worked because the boards themselves shed most of the water, but fine snow, wind-driven rain and condensation all get through, and the boards are now 80 to 90 years old. Modern interlocking tiles are thin and break more readily underfoot than old concrete tiles. These are repairs from around £200, and the roof itself should have decades left. Will Falkirk Council want a building warrant before I re-roof?

Not for a like-for-like re-cover in the same type and weight of tile, which counts as repair and maintenance. A warrant is needed if you change to a heavier covering, alter the roof timbers or add a dormer, and the work must meet Scottish building standards in every case. Honestly, not for an ordinary owner-occupied house. Home Energy Scotland and Warmer Homes Scotland fund insulation and heating, not roof coverings. Storm damage may be an insurance matter. If anyone tells you a roof grant is available, ask to see it in writing.
