Fascias and soffits cost in Grangemouth — guide prices

Grangemouth’s housing is uniform enough that prices cluster tightly: most jobs are two-storey semis or terraces worked from a tower, and the variable is how much rafter timber has gone behind the old boards. The ranges are 2026 guide figures from our own jobs and the national cost guides.

Job Typical guide price What moves it up or down
Full uPVC fascia replacement, per metre £80–£150 Rafter feet spliced, board depth, height
Vented uPVC soffit, per metre £100–£180 Width of eaves, insulation pulled back, mesh
Bargeboards on a gable semi, per metre £90–£160 Verge condition, dry verge at the same time
Cap over dry timber (rare on pre-1970 stock), per metre £45–£85 Survey must prove the timber sound
Fascias and soffits, ex-council semi, front and back £1,000–£2,000 One or two gables, corrosion-resistant fixings
Full roofline with new gutters, semi £1,500–£3,000 Downpipes, neighbour's half done together
Full roofline with new gutters, detached £2,500–£5,000+ Two gables, extension under the eaves, colour
Woodgrain or grey foil instead of white Add about 15–25% to the board cost Foil type, matching gutters and trims

uPVC Fascias & Soffits in Grangemouth

Grangemouth’s exposed position by the Forth and its salty, wind-driven weather are hard on any roof. We replace tired, rotting timber roofline with clean, maintenance-free uPVC fascias, soffits and bargeboards in Grangemouth and the surrounding towns and villages, to a standard that lasts through a Scottish winter. As a qualified, insured, family-run team with 25+ years’ experience, we give clear fixed prices, tidy work and a 10-year workmanship guarantee.

For the full detail on our upvc fascias & soffits work, see our main upvc fascias & soffits service.

Our roofline services

Fascias

The board along the roof edge that carries your guttering — replaced in low-maintenance uPVC in your choice of colour.

Soffits

The underside board that closes off the eaves — in vented or solid uPVC to keep the roof breathing and pests out.

Bargeboards

The angled boards at the gable ends — renewed to protect the roof edge and sharpen the look of the house.

Cladding & dry verge

uPVC cladding for gable apex and dry-verge systems for a neat, mortar-free finish that won’t crack and fall.

Signs your roofline needs replacing

Rotten or soft timber

Flaking paint and soft, crumbling boards mean the timber is holding water — and so is the roof edge behind it.

Peeling paint & staining

If you’re repainting the fascias every couple of years, uPVC ends the cycle for good.

Sagging gutters

Gutters pulling away often mean the fascia behind them has rotted and no longer holds the brackets.

Birds & pests in the eaves

Gaps in failed soffits let birds and pests into the roof space — vented uPVC closes them off.

Why Grangemouth chooses F J Allan

Fascias and soffits in Grangemouth: seventy-year-old softwood by the sea

Most requests for fascias and soffits in Grangemouth come from the same kind of house: a semi or short terrace built by the council between the 1930s and the 1960s, bought under right-to-buy, fitted with uPVC windows at some point since, and still carrying the softwood roofline it was built with. That timber has done its job for longer than anyone expected, but it is now soft at the joints, the paint is coming off in sheets, and the gutter brackets are pulling out because there is nothing solid left to hold them.

Grangemouth makes this worse than inland towns. The estate is flat and open to the Forth, so rain arrives sideways and hits the fascia rather than running off the roof into the gutter, and the salt in the air corrodes the steel nails, gutter brackets and soffit clips long before the timber itself gives up. When a bracket rusts through, the gutter drops, water pours down the wall behind the fascia, and the rot accelerates. We see the pattern across Bowhouse, the streets built for the refinery and docks, and the private estates of the 1970s and 80s on the town’s edges, where the timber is younger but no better protected.

Why council-built semis need the timber replaced, not covered

On this age of house we very rarely recommend capping, and it is worth explaining why. The original fascias were thin softwood, typically 19mm or 22mm, fixed to rafter ends that were never treated. After sixty or seventy years facing the estuary, the board and often the first few inches of each rafter foot have absorbed water for decades. A 9mm uPVC cap screwed over that gives a clean white line from the street, but it also seals the damp in, and the brackets carrying the gutter are fixed into timber that will not hold them for long. Within a few years the gutter sags and the cap has to come off along with everything behind it, and you have paid twice.

Full replacement means the gutter comes down, the old boards come off, rotten rafter feet are cut back and spliced with treated timber, and a new 18mm fascia and 10mm soffit are fixed with stainless steel or polymer-headed pins to sound wood. On a semi we also ask whether your neighbour wants theirs done at the same time. The roofline runs continuously across both halves, the joint at the party line is the weak point, and two households sharing one tower and one visit pay less each than doing it a year apart.

Fixings, colours and the salt: what we specify by the Forth

The fixings matter more in Grangemouth than the boards do. We use stainless steel or polymer-headed pins into the fascia, stainless gutter bracket screws, and aluminium or uPVC brackets rather than mild steel, because it is corroded steel that brings most rooflines down here, not failed plastic. Joint trims, corners and end caps are sealed with a low-modulus sealant that stays flexible in the cold, and boards are fixed with expansion gaps so a warm July afternoon does not bow them.

Colour is straightforward on this housing stock. Nearly every ex-council home in the town now has white uPVC windows, so white roofline matches without discussion and shows salt streaking least. Anthracite grey suits the newer private houses where grey windows have gone in, and black hides the gutter line on a dark-brick front. Woodgrain is rarely asked for in Grangemouth but is available, at a premium and with a shorter colour guarantee than white. All gutters, downpipes and trims come from the same range so the whites are the same white.

Vented soffits, eaves combs and the bedroom-corner stain

Council houses of this era were built without loft insulation and without eaves ventilation, because the roof leaked enough air to stay dry. Add the 270mm of insulation most have had fitted since and the roof space turns cold and damp unless air is brought in at the eaves. New soffits go on with a continuous vent strip and insect mesh, and where the insulation has been stuffed into the eaves we pull it back so the air path is clear. An eaves comb along the top of the fascia stops starlings getting under the first tile, which on Grangemouth’s low-pitched concrete-tiled roofs is a regular complaint.

When the roofline has already failed, the evidence is inside: a brown stain in the top corner of a front bedroom, or wallpaper lifting under the ceiling on the gable side. That is water running down behind a dropped gutter, not a leak in the tiles. Our damp and water ingress service in Grangemouth traces it, our guide to the signs your fascias and soffits need replacing shows what to look for from the garden, and where the gutter is the culprit our guttering service in Grangemouth deals with it.

One or two days, tower access on flat ground, and what the guarantee covers

Grangemouth’s flat gardens and two-storey housing suit alloy towers, so most jobs need no scaffold and a semi with fascias, soffits and gutters replaced front and back is finished in one to two days. Terraces take about a day per house when neighbours do them together; a detached house with two gables takes two to three. Where a conservatory or a flat-roofed extension sits under the eaves we work from crawl boards over it or bring a short scaffold, and the quote says which.

All old timber, gutters and packaging leave with us on the day. Like-for-like roofline replacement needs no building warrant from Falkirk Council. Our 10-year workmanship guarantee covers the fixing and sealing: boards tight to sound timber, joints watertight, gutters running to the outlet. The board’s colour is covered separately by the manufacturer, and we pass that guarantee on. The full service, including the finish options, is described on our fascias and soffits page for Falkirk, and if the survey turns up cracked ridge mortar or loose verges alongside the roofline we quote them separately under roof repairs in Grangemouth.

uPVC Fascias & Soffits FAQs — Grangemouth

Do you provide upvc fascias & soffits in Grangemouth?

Yes — we cover Grangemouth and the surrounding towns and villages. Call for a free, no-obligation quote and a clear fixed price.

How long does uPVC roofline last?

Quality uPVC fascias and soffits last 25–30+ years with virtually no maintenance — no rot, no repainting.

Should I replace fascias when I get a new roof?

It’s the ideal time — the scaffolding’s up and the roof edge is exposed, so doing both together saves money and gives a fully sealed result.

Do you replace the timber or just cap over it?

Where the timber has rotted we replace it. ‘Capping over’ sound timber is fine, but we never hide rot behind new plastic.

Can I have vented soffits?

Yes — vented soffits keep the roof space ventilated, preventing condensation and timber problems in the loft.

What is the going rate per metre for fascias in Grangemouth?

Full-replacement uPVC fascia is £80 to £150 per metre as a guide, vented soffit £100 to £180, and a complete roofline with new gutters about £115 to £185 per metre. On an ex-council semi that usually means £1,000 to £2,000 for fascias and soffits front and back, or £1,500 to £3,000 with gutters. Rafter repairs behind the old boards are the main reason a price moves up.

Would aluminium roofline last longer than uPVC in the salty air?

Aluminium roofline is powder-coated and lasts a long time, but it costs two to three times as much as uPVC and it is the steel fixings, not the boards, that salt attacks. Quality uPVC fixed with stainless pins and aluminium or uPVC brackets copes perfectly well by the Forth. Painted timber is the one option we would steer you away from here, because it needs repainting every three years.

Can the gutters go back on, or do they need replacing too?

If the gutter is recent and the unions still seal, we take it down carefully and refit it on new brackets. On most 1950s and 60s semis the gutter is either the original steel or a 1990s uPVC that has gone brittle, and renewing it while the tower is up costs far less than a separate visit later. We quote both ways so the choice is yours.

My gable bargeboards are rotten but the fascias look fine. Can you do just those?

Yes, and it is a common job in Grangemouth because the gable takes the wind off the estuary head-on. We replace the bargeboards in uPVC matched to your fascia colour, check the verge mortar above them and offer a dry verge if it is cracking. Before we quote we still test the fascias with a screwdriver, because paint can hide a lot.

How long will uPVC roofline last facing the Forth?

Twenty-five to thirty years is realistic for branded boards fixed properly, and the exposure here does not change that much provided the fixings are stainless or polymer-headed. What fails early is a cap over damp timber or a board held by too few pins in a wind. Our workmanship is guaranteed for ten years and the manufacturer guarantees the board separately.

Will white uPVC stain or yellow in Grangemouth?

It will pick up grey streaks of salt and grime like every surface in the town, and those wash off with warm soapy water once or twice a year. Genuine yellowing is a different thing and affects cheap, older boards without UV stabilisers; the boards we fit are guaranteed against it, typically for ten years on white. Avoid solvent cleaners, which dull the surface for good.
