Cumbernauld gutter prices — guide ranges for terraces, flats and estates

These 2026 ranges come from our own jobs in North Lanarkshire and the current national cost guides. On Cumbernauld’s terraces the whole-run figure is the useful one, because the gutter belongs to everyone on the row and the cost is normally shared.

Gutter clear, whole terrace run of four to six homes £250–£450 shared Total length, number of outlets, tower access
Clear flat-roof outlets, hoppers or a parapet gutter £80–£160 Number of outlets, parapet height, condition of the covering
Re-seal unions and correct a sagging fall £100–£250 How many joints, whether the fascia holds a screw
New uPVC downpipe, including offsets and shoe £120–£300 Height, stepped block, gully condition
Full uPVC replacement, estate semi or end terrace £600–£1,000 (about £30–£70 per metre) Deep-flow or square-line, angles and outlets, disposal

Our guttering services

Gutter replacement

Full uPVC gutter and downpipe replacement in your choice of colour and profile — sized to actually cope with Scottish rain.

Gutter repairs

Leaking joints, cracked sections and loose brackets fixed fast, before the damp sets in.

Gutter cleaning

Clearing leaves, moss and debris so water flows freely — the cheapest way to prevent damp.

Downpipes & drainage

New or repaired downpipes and connections to carry water cleanly away from the building.

Common guttering problems

Blockages & overflowing

Leaves and moss dam the gutter so water spills over the front — straight down your wall.

Leaking joints

Perished seals at the joints drip constantly, staining walls and soaking the fascia behind.

Sagging & pulling away

Gutters that sag or pull off usually mean failed brackets or a rotten fascia behind them.

Damp & green staining

Green streaks and damp patches on a wall are the classic sign of a gutter that’s failing above.

Why Cumbernauld chooses F J Allan

We fix the cause, not just the symptom — if the fascia behind the gutter has rotted, we’ll tell you, because new gutters on bad timber won’t last. Qualified, insured roofers, tidy work, fair fixed prices and a 10-year workmanship guarantee. 25+ years, family-run.

Guttering in Cumbernauld: shared runs, flat roofs and a hilltop

Guttering in Cumbernauld is unlike anywhere else we work, because the town itself is unlike anywhere else. Kildrum, Seafar, Carbrain and Abronhill were built in the 1960s and 70s as long terraces and stepped blocks, many of them with flat or very low-pitched roofs and gutters that run unbroken past six or eight front doors. Cumbernauld Village and Condorrat are older and more conventional, and Craigmarloch, Westerwood, Carrickstone and the newer estates have ordinary pitched, tiled roofs with uPVC guttering. Add the fact that the whole town stands on an exposed hilltop and you have a set of gutter problems that a standard price list does not cover.

So this page deals with the questions Cumbernauld homeowners actually ask us: what happens when the gutter is shared with the neighbours, how a flat roof drains when there is no gutter you can see, and why moss rather than leaves is the thing that blocks everything up here.

Shared gutters on Cumbernauld terraces: who fixes what

On a terrace the gutter is one continuous run with a fall towards one or two downpipes, so a blockage or a sag outside one house makes water back up and overflow outside the next. That leads to a lot of arguments about whose problem it is. The honest answer is that it belongs to everyone the run serves. Where the block is still partly council-owned or has a factor, the factor or North Lanarkshire Council’s housing service usually arranges common repairs and bills each owner a share; where it is all privately owned, the owners have to agree between themselves, and under Scottish tenement law a majority decision on a necessary common repair binds the rest.

What we do in practice is survey the whole run, not just your bit, and give one written quote with each household’s share shown, so there is something concrete to put to the neighbours. If only you want to proceed we can clear or repair your own section, but we will tell you straight if the fault is really next door’s low point or a blocked shared downpipe, because there is no sense charging you for a fix that will not hold.

Flat and low-pitch roofs: outlets, hoppers and parapet gutters

Many of Cumbernauld’s original new-town houses do not have an eaves gutter at all. The roof drains to an internal outlet, a chute through a parapet into a hopper, or a hidden parapet gutter behind a low wall, and then down a pipe you might never have noticed. These outlets block far more easily than an open gutter, because the whole roof’s moss, grit and leaves funnel into a hole a few inches across. When that happens the roof ponds, water finds the nearest joint or upstand, and the first you know is a stain on a bedroom ceiling.

We clear outlets, hoppers and parapet gutters as part of a gutter clean on these houses, fit leaf guards where they help, and check that the felt, EPDM or GRP around the outlet is still sealed. If the covering itself is failing, that is a job for our flat roofing service in Cumbernauld, and we will tell you rather than pretend a clear has fixed a worn-out roof. The same applies to the fascias and soffits in Cumbernauld behind an eaves gutter: on a flat-roofed block the timber edge is often the first thing to rot, and new brackets will not hold in it.

Moss, not leaves: how often to clear gutters up here

There are fewer big trees on Cumbernauld’s estates than in an old town, so the gutter filler here is moss. The concrete tiles on the pitched estates and the grit on the flat roofs both grow it, the hilltop wind and rain break it off, and it packs down in the gutter into a wet mat that does not flush through on its own. North-facing slopes and shaded courtyards are worst. Our advice for Cumbernauld is a clear every autumn without fail, a second every spring on north-facing or flat roofs, and a look after any storm, when the wind has usually stripped a fresh layer off the roof and into the gutter. If you are seeing water sheet over the edge in rain, drips from a union after the rain has stopped, or a green stripe on the render, it is overdue.

A damp patch in an upstairs room: start at the gutter

Damp in Cumbernauld houses gets blamed on flat roofs, on the 1960s construction and on condensation, and sometimes those are right. But a patch high on an outside wall, in the corner of an upstairs room or spreading down from the ceiling edge, is penetrating damp from above, and nine times out of ten it lines up with an overflowing gutter, a blocked outlet or a leaking downpipe on the other side of the wall. Rising damp never gets that high; it stays within about a metre of the floor downstairs. A streak on the outside wall below a joint, or algae under the eaves, confirms it.

Sort the gutter and the wall dries over a season. If the marks are already showing, our damp and water ingress service in Cumbernauld finds the route before anyone redecorates, and our article on how blocked and leaking gutters cause damp explains the signs to watch for.

Gutter profiles, sizes and safe access for Cumbernauld housing

Long terrace runs served by one downpipe need more capacity than a single semi, so on a Cumbernauld terrace we often fit a deep-flow profile, which carries considerably more water than standard half-round, or add a downpipe so no outlet is asked to drain more than 10 to 12 metres. Square-line uPVC matches the look of the 1960s and 70s houses and takes a fascia bracket well. On the exposed hilltop, seamless aluminium formed on site in continuous lengths avoids the unions that fail in wind and frost, and it suits the long straight runs here better than almost anywhere else we work. Some original runs on the oldest blocks are asbestos-cement; we handle and dispose of those correctly rather than breaking them up. Every downpipe should reach a gully connected to a surface-water drain or a soakaway, not the path; adding rainwater to a combined sewer needs Scottish Water’s agreement, which is rarely given for a house, so we work with the drainage that exists.

On access, we use ladders with stand-offs on straightforward two-storey work, a tower on long runs and stepped blocks, and scaffold where a parapet or a three-storey elevation needs it, and we price it on the quote. Nobody expects you to be up a ladder, least of all us. The same approach and prices apply across the Forth Valley; see our guttering in Falkirk page for the full breakdown.

Guttering FAQs — Cumbernauld

Do you provide guttering in Cumbernauld?

Yes — we cover Cumbernauld and the surrounding towns and villages. Call for a free, no-obligation quote and a clear fixed price.

How often should gutters be cleaned?

At least once a year — ideally in autumn once the leaves are down. Homes near trees may need it twice a year.

Can you repair my gutter or does it need replacing?

Leaking joints and loose brackets are usually a simple repair. If the gutters are old and brittle throughout, replacement is better value.

Do you fix the fascia behind the gutter too?

Yes — we often find rotten fascia behind failing gutters, and we can renew the roofline at the same time for a lasting fix.

What causes damp on my wall?

Very often it’s an overflowing or leaking gutter above. Sorting the guttering usually stops the damp at source.

How much does a gutter clean cost on a Cumbernauld terrace?

For your own section of a terrace, including the shared downpipe nearest you, expect £80 to £110. Clearing the whole run across four to six homes usually costs £250 to £450 in total, which works out cheaper per house and is the only way to be sure the fall is clear end to end. We price it fixed at survey and photograph the run before and after.

My neighbour's gutter is causing my overflow. What can I do?

On a shared run the water backs up from the lowest or most blocked point, which may be outside someone else's door. We survey the whole run and give one quote with each share shown, so you have something concrete to put to your neighbours or your factor. Under Scottish law a majority of owners can agree a necessary common repair. If nobody else will act, we will be honest about what fixing your section alone achieves.

Can you clear the outlets on a flat roof as well as the gutters?

Yes. On Cumbernauld's flat and low-pitch new-town houses the outlets, chutes, hoppers and parapet gutters do the job an eaves gutter does elsewhere, and they block more easily. We clear them by hand, fit guards where they help and check the seal around each outlet. If the felt, EPDM or GRP itself has failed we tell you, because no amount of clearing will fix a worn-out covering.

How often should gutters be cleared in Cumbernauld?

At least once every autumn, and twice a year on north-facing roofs, flat roofs and shaded courtyards where moss builds up fastest. Moss rather than leaves is the main problem on the estates here, and the hilltop wind keeps stripping fresh layers into the gutter. It is also worth a look after any big storm. Water sheeting over the edge or a green stripe on the wall means it is overdue.

Can you fix one leaking joint or does the whole run need replacing?

One or two leaking unions on an otherwise sound run are a repair: we strip the union, clean the gutter ends, fit a new seal and re-set the fall. If the gutter has sagged in several places, gone brittle or been patched before, replacement costs less than repeated call-outs. On a terrace we will say if the real fault is a shared low point rather than your joint.

Do you check fascias and roof edges at the same visit?

We do, as standard. On flat-roofed blocks the timber edge behind the gutter is often the first thing to rot, and on the tiled estates the verges and eaves tiles take the wind. We look at all of it while we are at the gutter line, photograph anything that needs attention and quote for it separately, so the gutter price stays the gutter price.
