Fascias and soffits in Grangemouth: seventy-year-old softwood by the sea
Most requests for fascias and soffits in Grangemouth come from the same kind of house: a semi or short terrace built by the council between the 1930s and the 1960s, bought under right-to-buy, fitted with uPVC windows at some point since, and still carrying the softwood roofline it was built with. That timber has done its job for longer than anyone expected, but it is now soft at the joints, the paint is coming off in sheets, and the gutter brackets are pulling out because there is nothing solid left to hold them.

Why council-built semis need the timber replaced, not covered
On this age of house we very rarely recommend capping, and it is worth explaining why. The original fascias were thin softwood, typically 19mm or 22mm, fixed to rafter ends that were never treated. After sixty or seventy years facing the estuary, the board and often the first few inches of each rafter foot have absorbed water for decades. A 9mm uPVC cap screwed over that gives a clean white line from the street, but it also seals the damp in, and the brackets carrying the gutter are fixed into timber that will not hold them for long. Within a few years the gutter sags and the cap has to come off along with everything behind it, and you have paid twice.
Full replacement means the gutter comes down, the old boards come off, rotten rafter feet are cut back and spliced with treated timber, and a new 18mm fascia and 10mm soffit are fixed with stainless steel or polymer-headed pins to sound wood. On a semi we also ask whether your neighbour wants theirs done at the same time. The roofline runs continuously across both halves, the joint at the party line is the weak point, and two households sharing one tower and one visit pay less each than doing it a year apart.
Fixings, colours and the salt: what we specify by the Forth
The fixings matter more in Grangemouth than the boards do. We use stainless steel or polymer-headed pins into the fascia, stainless gutter bracket screws, and aluminium or uPVC brackets rather than mild steel, because it is corroded steel that brings most rooflines down here, not failed plastic. Can the gutters go back on, or do they need replacing too?
If the gutter is recent and the unions still seal, we take it down carefully and refit it on new brackets. On most 1950s and 60s semis the gutter is either the original steel or a 1990s uPVC that has gone brittle, and renewing it while the tower is up costs far less than a separate visit later. We quote both ways so the choice is yours.
My gable bargeboards are rotten but the fascias look fine. Can you do just those?
Yes, and it is a common job in Grangemouth because the gable takes the wind off the estuary head-on.
